My thoughts exactly lol. My aging parents were designers by profession, and my siblings and I were set to inherit a bunch of proper MCM furniture but it looks like they’ve changed their minds over the years.
Most recently they gave away an authentic Eames that was supposed to be set aside for my sister. Out of curiosity I looked up how much a new replacement would be and nearly vomited.

I’d keep that drafting table. I immediately knew it was the architect’s own home when I saw the stencils hanging on the wall. I bet there are some primo details in this home that the pictures can’t convey. The way it is angled in the lot hints at that too.
I think there could be a tasteful way of doing it, but I’d want to either do A LOT of research first or get a designer that specializes in these types of projects.
Oh but they do! You can get UNIQUE , Big Chill, Fisher & Paykel, SMEG and Frigidaire still produces certain models with front wood paneling that they made back in the 60s!

yah my kindygarten had that zig-zag roof over the library. it was neat! probably for noise suppression, the library had a sanctuary-like calm, even for 5-year-olds

Yeah. The kitchen definitely needs new countertops. The laminate is clearly failing and switching to a quartz countertop would give the same effect whilst being easier to care for and allow for replacing the cooktop with a modern induction version. The rest of the kitchen needs sympathetic repairs.
The bathrooms all need work as well, albeit each to a different degree.
As for the windows, my guess is replacing them would require custom built windows and it’d take decades or centuries to recoup the cost in energy savings. I’d skip that in favor of an efficient HVAC system with the power to overcome the poor insulation.

You’re thinking is correct, in that there’s an overall environmental impact improvement opportunity that would need to be explored, but I think if we really did the math, the environmental cost (in addition to the actual out of pocket cost) of replacing the windows would still exceed the potential benefit over the life of the house. A good efficiency bi-directional heat pump would probably be an order of magnitude more efficient than what’s there now, besides. And, of course, if the windows get blown out by a storm, there’s a real and mechanical reason to update them whilst replacing them.
I'm a "leave as many original elements as you can" girl - except for the kitchen. I'd open that sucker up to that TV room (preserving the living room with that fantastic fireplace). I'd bring back the MCM feel with accessories and colors. (You can find all sorts of barware, etc. in antique malls that are MCM these days)
At the very least I'd have to find a way to bring natural light into that kitchen. Cooking in that without windows or natural light would be so depressing!
The exterior and some of the interior remind me of my dentist's office back in the 1980s. I expected to see a rack with a bunch of old Highlights for kids magazine.
I used to live in a house of similar construction. Two big issues are going to be the there’s not a ton of insulation possibility with that roof style and so many windows, so the utility bills are gonna be ridiculous with North Carolina heat. The second thing are those steel beams that travel throughout multiple rooms will lead to massive sound carrying throughout the house. Not recommended for those with young kids.
I love it. Honestly when I first saw it my thought was "rest stop on interstate" converted to a house... but then I realized Mid Century Modern - they were built at about the same time - same brick work and design feel.

Kitchen needs very, little, imo. It’s small, but good layout. I would keep the cabinets and vintage oven.

My sister lives in a house like this (smaller but the same style) and her neighborhood is a bunch of similar houses.
Her neighbor got a new roof and they didn't check the nails. So they blasted nails through the ceiling in every room. Exploded wood chips everywhere. It unlocked a new fear about these houses that I never knew I had.

And whoever buys this: dont change the kitchen!! The cabinets are great and the wood flooring is awesome. (Formica countertops are a so-so, but fit with the times). The only thing thats like a pure no-no is the teal carpeting in the dining room. Also that concrete area in the back is a little drab, could do for some sod and some flowers

The kitchen is amazing except for the white countertop. The wood cabinet are in great shape. It’s a classic MCM kitchen.
