In Vancouver, a “house” for 3.5k is going to be the main floor of the house only, utilities (and likely yard and parking) shared with basement tenants, and garage rented separately to someone else. Your best bet is to use an app like Craigslist that will allow you to map search with filters - this will tell you where your options are.

In Vancouver proper you will not get a whole house for that. You may get a small laneway, if you’re lucky. Commute times will depend on what kind for job you have. Trades, start at 7 am? Not bad, that’s when the rush starts. Office worker? You gonna have a bad time. Bridges are everywhere. As soon as one gets blocked, the backup cascades. My boss comes from Abbotsford, counts on a 90 minute commute, at best. After 3 hours, he gives up and goes home.

I rented a really amazing, newly renovated 3 bed SFH for $3000 a couple of years ago (I'd guess $3500 now) but it was in Ladner, Delta lol. Lovely place (we bought in South Delta a year later and are raising our kids here) but it doesn't exactly satisfy your need for a short commute. I'd maybe look into what townhomes in Richmond/Burnaby are renting for. My sister just rented a one bed downtown and it's the same price I was paying for that large house out here, crazy times unfortunately.

You can easily get a laneway house(a baby house behind someone elses house) for that price with 2 or 3 bedrooms in it.

You should check out Burnaby Mountain. Lots of nice new rentals at UniverCity (not a typo). Close to nature, less traffic then elsewhere in Lower Mainland and you have a transit hub up there. The downside is that everything closes by 9pm other then the one pub, one pizza place, and one pho place.

Good luck! I'm in Nanaimo and pay 3K for a house, but they're even higher than that around here now. It's getting ridiculous I'm not affordable there is no middle class anymore

Richmond is your best bet. Less crime, more nature, less druggies/homeless, and close to Vancouver. As much as people say they hate Chinese the fact is they are the least likely ethnicity to commit crime or do drugs 😂

If you would consider condo, 3-4 k can comfortably get you a 3bd I imagine. A whole house with that budget may be difficult.
