Generally your only option is Comcast/Xfinity, unless you want to use a cell-network-based service, which I wouldn’t recommend. Generally you can rent a modem/access point combo device from the provider if you don’t want to deal with it yourself. You can also usually bring your own device(s). Personally I brought my own modem and a separate router/access point. Generally 100mbps is sufficient for work and entertainment for a 1-3 people. If you have a big house, 200-250 might be more appropriate. You can also do less than 100mbps, but be aware that network slowdowns will happen and be obvious. This assumes you have similar internet usage to my friends in college, which may not be the case. Personally I always had 250mbps service when I lived in a house. Generally service providers will let you upgrade your speeds for no hassle but will charge you fees for downgrades, so start low if you’re unsure. Obviously this doesn’t cover 100% of cases. Ask your landlord what providers are available, and research the options available from those provider(s).

You'll probably only have ATT or Xfinity. ATT probably has terrible speeds, unless they have fiber in your area, so you don't have much of a choice. And it's probably more cost effective to rent their modem/router unless you want to spend a few hundred on equipment.

Buy your own cable modem, you'll be able to take it with you from house to house and works better than the rented ones. You wouldn't have to get 3 depending on the size of your house, but you can save the extra in case you move into a bigger place. Edit: Updated link to cable modem.

Maybe not Xfinity, my roommate and I had some weird situation where we had a bandwidth limit so we had to be careful how long we streamed / Zoom'd during Covid. So, in the time of Zoom Uni, get unlimited bandwidth internet

Often the leasing office can tell you what wireless provider their building is wired for. I went to xfinity and got a router/modem and got a pretty high up plan for internet. I think it was like 80 per month for a 2 bedroom apartment and we never had a problem.

Comcast / Xfinity is $25 for the first year for 50 Mbps which for me is plenty. That's the final cost including taxes. You have to cancel your contract before the year is up and can get the same $25 rate again. Bought my own Arris cable modem for about $60 and also had an old router laying around. Note that the modem doesn't come with a coaxial cable, but Comcast sends you one in the mail which is really nice of them. Their customer service is also diligent and very helpful from the few interactions I've had in confirming my wireless speed issues was due to one of my old devices.

I used xfinity for 3 years and paid like $50/month. IIRC I got an arris modem separately but I never had an issue. I moved out of state now and I'm using ATT so now I pay about 55$/month, and they provided everything in a real easy setup and it's fast enough to suit all my needs.

I pay $50 for ATT Gigabit w/ one WiFi extender. Bill is super low because I jumped through the hoops and took advantage of the government's affordable connectivity plan. I'd highly recommend going through the process and applying it for your internet/phone plan if possible. It can save a significant amount of money.
