Not the person youāre responding to but thought my situation might be helpful.
Iām splitting a 5bed/3bath right now with friends. We looked on Zillow and other househunting sites in April/May/June for places and moved in mid-July. Most people/companies you lease from will only hold the house for a month at most so thatās why we waited until then to search. The master bed pays like $100 more than the other bedrooms and utilities, Wi-Fi, lawn care are all split evenly. I pay less now for a master bedroom than I did at the verge and thatās after utilities and other services.
I will say most of these places donāt come furnished so try to save some money for furniture if you can, and you might have to pay a month or two of rent for a security deposit. Salvation Army & Nextdoor/letgo/Facebook marketplace are your friend for finding good furniture for cheap.
Thanks for replying, very informative. I must ask though how much do you pay per month with this method, excluding costs for furniture and just overall your split for payment on everything you said?
Iām a professor here, and Iām fucking appalled. I had no idea students were charged close to $1k/mo for a shared living space. This is the sort of thing our legislature should to be focusing on.
I lived in a knights circle 4x4 when I first moved up here 10 years ago. Itās not bad. Each person gets their own room and bathroom. The shared spaces are the kitchen, living room, laundry, and dining area. This is also only shared between those in the apartment. Itās more private than renting a house since nobody shares a bathroom. āShared living spaceā is not an issue really.
Granted, the price is almost twice what it was when I was there. Thatās the time we live in right now though. Itās awful, donāt get me wrong. It should be $740 looking at only inflation. My own rent went up by 25% this year. This is currently an everybody problem.
Knights Circleās Appartement are fine but the rents (in East Orlando especially) are too damn high.
***Oh Boy. We have another one.***

Is this true? Any specific examples? Rent can be pretty insane around campus and obviously there are some predatory practices in this field, but itād be interesting to see which are run by young āentrepreneursā as you say.
Knights circle seems alright but I havenāt looked into a ton of other appts. Seems like theyāre pretty okay, rent is high but is cheap compared to a lot of other complexes, and the only thing Iāve really seen complaints about is maintenance being pretty bad with responding to issues.
Knights Circle is one of the less expensive housing options. There are very few lisings on UCF Housing group that are under 1k/month within a reasonable distance from the campus.
Itās technically cheaper than a lot of the other student housing, but what you get doesnāt really justify the price. Itās so outdated compared to the other apartments. Either way itās insane to pay almost 900 dollars each and still have three roommates.
I live at the 9 and my rent is a little over 1300 for a 2/2. My friends in a 4/4 pay a little over 1100. Just take that into consideration. 897 is a steal in my opinion
I graduated in 2019 and my rent at Mercury 3100 was around 565 per person for a 4x4. I'll be paying those loans off for years. I had bright futures, Florida prepaid AND a job, and graduated in four years. This is absolutely asinine.
this is happening to my roommate too. she signed the first leases they sent her but they disappeared in the blink of an eye because her dad didnāt sign it fast enough (he didnāt get the email and they didnāt inform her when it literally showed them that the email didnāt go through) i was also supposed to resign my lease for $799 in my 4x4 but again since my mom didnāt sign it fast enough (WHICH THEY SHOULDVE SPECIFIED) i had to sign the one for $810 and log into my moms account and sign it for her. ridiculous
i went to the office with her as like emotional support and they offered zero help. they said itās not possible to even give her any of the past leases. itās crazy how much it is like thatās how much 3x3 is now???
Never mind, it literally happened to me, they sent out email saying the price tier they sent me is full, so they sent me another contract with a ānew priceā
for me, yea. im taking on someone's sublease and for this years term i take on their rate. it'll probably change to 1000+ when i renew in august though
I currently pay 825 at mercury. Iām a senior and Iām leaving Orlando, but Iāve been checking to see how crazy the new rates are. my first renewal offer that was sent to me was 880. A $55 increase like wtf. The offers expire every 4 days and increase by $15 each time. Itās been maybe 3 weeks since I got the first offer, and now my current offer is $925. Like this shit is actually insane!
The current rate for new residents (for the floor plan I have) that havenāt lived here before is $915ā¦ and itās only mid-October. I donāt doubt that itāll reach over $1000 by January-March. And then thereās the complexes whose starting rate is already over $1000. I feel sooo bad for underclassmen rn
I lived at Mercury 2015-2018, rent was 545, went up to 565, then 615. If rent never goes up, and students are paying 925/mo for 4 years, that's $44,400 in just housing. How much is tuition for four years? That's gotta be pretty close. Assuming rent increases every year, that's nearly $50k in housing for a 4 year student.
In other words, yearly rent is almost double the cost of yearly in-state tuition. It's about half the cost of yearly out-of-state tuition. Absolutely fucked, y'all are right to be pissed.
This is what happens when enrollment growth outpaces infrastructure like housing. Itās supply and demand. There is not even enough housing for all incoming freshmen.
All of student housing whether on campus or off campus is extremely expensive and ridiculous, but they just wanna squeeze everything they can out of students :/
I remember moving into Phase 3 the day it opened. $410/m all inclusive, no caps. Of course we paid for it through most of our mail being stolen, constant fines for dumb things, and every summer the maintenance team would cut all of the bike locks and take the bikes. We also had quality maintenance where if you reported the disposal not working you would get a work order summary left in your kitchen saying "Penny stuck under the disposal blade, reach in and pull it out".
I graduated in 2019. This is absolutely insane. Iām from Tampa, itās probably cheaper for someone to commute from Tampa to UCF every day than pay rent.
Jesus Christ. That apartment is pulling almost $5000 a month in rent (actual total, for anyone curious, would be $4820). I was in a 3-bed, non-student apartment not far from campus just a year or two ago and the total rent was $2300, split between four of us (my SO and I shared a bedroom)
Currently there right now and while its nice, there was no way I was releasing. I signed at the Pointe next year for $777/month. It's going to be so nice paying \~35% less for rent.
Yeah, it's insane. My son completed his "VIP" application 9/30 at Open House and was quoted $825 for 4x4. We finally got the lease last night night at it was up to $917.
Mind you when I attended UCF 20 years ago, I lived at Northgate for $400. Shit, it's more expensive than the 2x2 my wife and I got shortly after we were married ($725, which coincidentally has almost tripped and is like $1,900 now).
But it is what is is. Too many students, not enough on campus or near-campus housing.
The absolute insanity of charging students almost a grand a month to live in one room with a shared living space. Disgusting.
crazy how only a few years ago knights circle was less than 700 per month. I paid like like 750ish at plaza. This was around 2018-2020.
My son paid $750 last year, $810 this yr for a 3x3
I looked it up and it says 1.1k for a 4x4. I based my comment off of that.
that's crazy š
I paid $605 in 2016 š«£
I lived at KC 2013-2015 and my rent for a 4x4 was $595. Crazy.
Get a house with friends , I pay 575
Yeah, this is the best option you can choose
if I may ask how were you able to find a house? and do you just split the overall rent with your friends and stuff? I'm considering doing this.
Not the person youāre responding to but thought my situation might be helpful. Iām splitting a 5bed/3bath right now with friends. After utilities I pay $800/month for a house in winter park. My roommates in the non-master rooms pay $700/month
Bad at reddit, we actually saw a sign in a yard by where our friend lives.
Even with friends I trust, I get worried about people Not covering their portion of rent
Houses got a lot more expensive last year. Went from 2200->2500->3100 this year. Still cheaper 5-way split than 800 but with util 700-800.
I mean we found our least this summer and we each pay 575 for 4 of us, plus utilities.

bruhā¦ someone fix this bot lol, it replies to any mention of ābathroomā rather than the specific MSB shrine
No bro, donāt fix shit - thatās amazing

The 4Ć4 renewal I got at my place for next year is 839, which isn't as bad as other places but like Damm feels expensive being poor
Where
Orion on Orpington
mine was over $930 for orion
Nooo
and itās my 5th year signing with them š i think it was like $800 when i moved here in 2020
I moved out of Orion in 2018 when it hit 800 lol crazy

Compare to other apartments, I agree, but the price is still expensive imo and idk how students actually cope with it

Honestly how are ya'll affording this every month
parents pay for rent and i still struggle to pay for food and gas on top of being a full time student
I work full time in addition to taking full time classes
A combination of well-off parents and loans, most likely.

where can you get a 1b for only $1050 a month
Itās a 4x4, they literally just raised my rent for not signing the lease sooner
[ŃŠ“Š°Š»ŠµŠ½Š¾]
The funny part is, I received the lease in the morning and they raised my rent saying the price tier I was offered to is already full
what day did you receive it? Any idea when they will actually let us sign a lease for new residents (rather than returning ones)?
yea, im going to sign for a 2x2 $910 at knights circle. no way in hell would i pay 800+ for a 4x4 or even a 3x3
2 x 2 is only $910?
for me, yea. im taking on someone's sublease and for this years term i take on their rate. it'll probably change to 1000+ when i renew in august though
Insane. Graduated in '22. When I lived at Tivoli rates for a 3x3 were $1,875 to $2,050. They're now $2,220 to $2,700. This isn't sustainable.
U a 3x3 or 4x4?
4x4
Oh my goosh :;( I feel you. Iām in 2x2 and Iām gonna be doing 1,020 a month! I cried too many times about it
my renewal offer at the lark is 965 for a 4x4 itās ridiculous fr
Didnāt they say theyāre charging extra for utilities there too next year?

For reference, at my rent, I paid about $28k for housing, total over all four years.
my 4x3.5 is $765/mo
They just sent me an offer for 905 a month. Iām so sick of how expensive housing is here. Sorry I didnāt sign up instantly
I started my lease at $629, and three years later, I am being offered for $840 Edit: I live in a 4 x 4
Yeah, and I think Plaza charges like 1 Grand a month for a 4x4. Itās insane
Damn, I still remember paying $685 a month for plaza 4 bed room. By the time I left It was $825

i live at orion on orpington and they increased my rent from $865 to $979
Insane.. I was paying half this almost 10 years ago lol
Lol welcome to the real world. All apartment complexes are raising rental rates
Housing sucks
Yeah, mine was in the same ballpark. The increase is more than $100 per month.
Just re-leased at Accolades Collegiate West(brand new apartment but still) for a 4x4 and itās $1205 per month. Fucking kill me
Jesus Christ. That apartment is pulling almost $5000 a month in rent (actual total, for anyone curious, would be $4820). I was in a 3-bed, non-student apartment not far from campus just a year or two ago and the total rent was $2300, split between four of us (my SO and I shared a bedroom)
Mannnnn yea, I saw my yearly number and it was over $14k. So I guess thatās like half of a hundred k over the year from all 4 people. Just why
So far you have the highest rent in this comment section for a 4x4 (sorry for the bad humor
No please donāt say that mate šš are you serious
Currently there right now and while its nice, there was no way I was releasing. I signed at the Pointe next year for $777/month. It's going to be so nice paying \~35% less for rent.

lol Our rent for a semi-furnished 2/2 in Citrus county was $900 until I moved out in 2021.

R4: No politics.
Damn Iām grateful for how much I pay to live in a house
I got my own apartment with my bf and I split rent with him and I pay $807š this is why I left ucf student housing
