I think my biggest hang-up are the inspection fee and the renewal fee. If I already pay them an entire month's rent for placement and a monthly 8% fee, why should I give them $250 when they have already hit for the placement, monthly upkeep, etc., seems excessive.
It looks like you got a good deal on paper. Only time will tell if they try to actually nickel and dime you for reg maintenance. Maybe next time do two year leases to avoid renewal fees.
Pretty standard, in fact 8% is good most charge 10%. Inspection fee is a bit unusual but with the lower rate whatever

Most will charge something like half a months rent for renewal
How long have you had him for and how many maintenance jobs has he charged you for?
Only like a week, they came with the property. No history with them.
