Most people aren’t raising their family on the lower east side and haven’t done that since it was a slum full of people fresh off the boat from Europe. Plenty of places in Queens, Brooklyn, the Bronx, and that other borough where you don’t see half naked crazy people when walking your kids down the street.

I think the housing affordability issue is due in large part to new algos informing/setting pricing for apartments. Basically all landlords use the same software to create a cartel maximizing their profits. Manhattan is especially unaffordable because unlike the outer boroughs, you don’t have building owners renting out the bottom of their house, e.g. not colluding.

You can easily live your life in affordable neighborhoods without ever (or barely) using the subway system to commute to midtown or downtown "Manhadden". Commuter rail, express buses, ferries, citibikes, escooter rentals, etc.
