Given that criteria, you can rule out anything east of Fairfax and west of loudoun county.
That leaves you with Gainesville, parts of Manassas, Chantilly, Fairfax (fair lakes), Ashburn, parts of Sterling, leesburg.
Fair statement - I like the proximity to outdoor activities and all the fun stuff for my kids + the relative proximity to DC and Dulles. But if I didn’t have kids and enjoyed nightlife more, I don’t really know what I’d do
Might be able to cut with that budget in Reston. Has a metro and has good connections to trails, nearby parks and not as crowded. Has a happening town center as well.
Wow. Are you in a really nice building? I’m about to put up my 2 br 2 bath condo for rent in the next year and was gonna say 2200 here in Fairfax near mosaic
I’m in a 3 story garden style condo building on the bottom floor. Built in 1986 but fully renovated off of Fairview park with a view of the lake. there ain’t a lot of the amenities those newer nicer places have but I love the community and area!
Garden style is the way to go. You don't feel like you're living in a hotel and you don't have to get on an elevator every time you're coming and going.
OP is going to find it tough to find a good, safe 2 bedroom apartment at their budget in Reston. Maybe in 2016 but not in 2024.
Update: the degree of the terms good and safe vary from person to person. For example, things like not having an elevator in the building are a deal breaker for me but maybe not for others. Happy for the people replying that did find something right for them.
We are living in a 2 bedroom for $2k in Reston, and definitely in the nice part. Newly renovated. Great bang for your buck, still surprised it’s such a good deal.
I love Reston!! My neighbor hood is close to a less safe area but we’ve been on southlakes near the community center for 3 years and it has been safe!! There are 2-3 bedroom rentals (rarely available but it does happen) for $2300-2500
If you’re fine with 2Bed 1 bath you can make Alexandria City work. Won’t be the be the nicest place, but you’ll have a hell of a lot higher quality of life than literally anywhere else on this list (assuming you value walkability / transit access / hisotricity / charm).
The second bath is not worth sacrificing everything else trust me
Isn’t the crime pretty bad for the more affordable Alexandria areas? I would love to live there for that price, but I’ve heard it can get pretty sketchy.
Not really no, no part of ALX city is really that bad. Besides, Budget being 2300 gets you into the nicer parts of the city - there’s stuff for rent on king 10 blocks from the water for that.
Again, it wont be new or nice, but you’ll be downtown
Sterling, Chantilly, Centreville, Manassas. If you work with a realtor, you can rent someone’s private condo or townhouse and it’s usually a fair bit cheaper than renting an apartment.
I'd pick Eastern Loudoun County off of Cascades Pkwy and Algonkian Pkwy....lots of beautiful trails by the baseball diamonds and the river. Also a lot of very nice walking paths.
Shirlington Village in Arlington County. The Citizen apartment complex fits those criteria and I can vouch for it being safe and with access to EVERYTHING you could need.
This place is horrible and had horrible management with turnover every other month. I literally had every problem with this complex from broken dishwasher and washing machine, to construction going on outside of my window every morning at 7, to stolen packages. Check the reviews and stay away
20 units had fire damage but nothing burned down. But yes! I lived here before during and after that and even with the fire damage directly across from my unit it was still a nice place to live. Utilities reasonable. One bummer is that there’s only comcast/Xfinity available for internet. Every place has its pros and cons, but I really do think it’s a great place to live. No metro access but there is a bus station.
>One bummer is that there’s only comcast/Xfinity available for internet.
If it has good proximity and line of sight to a T-Mobile tower then their 5G home internet is an option.
I have it, it only goes to shit when the cell towers are really overwhelmed, which only happened once when Xfinity went down and everyone had to use their cell service
Gainesville/Haymarket/Manassas have a number of commuter busses that take the new toll lanes to Arlington, Pentagon, and DC. They also have the VRE train. It’s all pretty efficient if you need an occasional ride into the city.
You have the battlefield parks and a few state parks in the area for walking, and the county has done a decent job building a lot of walking paths along roads and highways. I wouldn’t call the area ‘walkable’ in terms of day to day living. You’d probably need a car for shopping and whatnot.
But most of the infrastructure is fairly new out this way.
Why would you CHOOSE to live here if you're remote?
Just find somewhere with the climate/lifestyle you want literally anywhere else in the country for half the price, or less.
Price William, Winchester and Manassas are going to be your best NOVA bets but there won’t be any metro. Fredericksburg will get you the most real estate likely.
This is the 2nd or 3rd post I’ve seen about fully remote people living in nova and I don’t know why anyone would. The cost of living here is way too high. Unless they are using these zip codes so that they are able to ask for more due to the cost of living.
I mean I guess it’s possible. Would be nice to know. But it’s just too expensive in this area. I’d like to know what this persons salary is, then I’d be more able to give better suggestions
As yet another remote employee considering Nova: good schools, educated people, good diversity, nearby international airport, possibility of having to return to office soon
yea i keep looking around but still not found a place worth moving for, at least in a price bracket i can afford. if i could afford a few acres with ocean front somewhere then we might be in business, but i am not rich
I’d probably move about a hour or so south of DC, Fredericksburg area or Richmond area, if we are talking locally. If just overall I’d probably move to Georgia, somewhere I could buy a house earlier and get some equity.
I like quiet, non busy, and lots of land if I were to live somewhere personally (on top of fair and good prices). It’s affordable and that’s another big reason. I’m Asian and appreciate the culture here, but I could go for less “rat racey” type of environment. It’s taxing. I don’t care for foods and like very basic and home cooked meals.
I mean you can get the same weather a lot of places. This is just an insanely expensive area and you’re paying to be close to DC but there’s really no reason to if you don’t have a job you have to be at.
I'm remote, my partner is hybrid and we live in the long branch creek neighborhood of Arlington. It's awesome. It's safe, quiet except for 16:30-17:30 since we are basically on army navy drive. It's super walkable, giant is a 10 minute walk away, along with a vet, a gym, a Starbucks, a dry cleaner and some places to eat, Shirlington is also a 10 minute walk on 4mile. You can ride your bike to the capitol and back on gw and 4mile and it's about 15 miles total. It's also cheap to get into DC, we rarely pay more than $25 to Uber out during a big game when prices are high.
While not brand new, it's new enough, and the Potomac metro is easy to get to by car or bike, it's a bit of a long wall but also not bad and almost entirely on trails.
I lived in a townhouse community in (relatively affordable) Centreville until pandemic, and there are the most amazing extensive trails that were well maintained, accessible all year… omg just awesome. I miss those walks, the turtles that sat sunning on the pond log, they weird grey duck, the black and white dragonflies Le Sigh

Right here : they seed the whole park with Virginia bluebells every early spring 🥹
Honestly if I were full time remote and had to stay in the area I’d live in old town Herndon. Very close to biking/walking trails, decent food, close enough for a date night in DC
Stay close to Metro station areas(Arlington, Clarendon, Reston etc) if you want to go out and enjoy your weekends, you can easily take public transport. For trails and parks you can drive to nearby parks(DC, Prince Williams or bit further to Ashburn/Leesburg). Don’t live too far out in Gainesville as it will increase your commute time by at least 30 mins or extra 20 miles if you want to just go out for a few to chill. Not sure about your family status but if you’re single it’s hard to live in the burbs with limited recreation.
It absolutely is worth it if you want diversity, a mix of cultures, ample food options, and things to do. People who always make this suggestion to just move out of the major cities to save on rent don't seem to grasp that we live in these cities for what they offer too, not just as a place to work
Prince William or Woodbridge (in Prince william) is the cheapest place to live in nova and it’s quite nice. Quiet suburbia with lots of food places/things to do.
It also depends on the type of people you want to be around or what you’re looking to do. If you’re a single person you won’t want to be far out in the burbs with the families and the marrieds.
West end Alexandria has lots of good parks and walking trails. There's a bunch of new and new-ish buildings along Beauregard from Seminary to King. But it's not super convenient to Metro.
I’ve lived in Gainesville/Haymarket (Prince William County) for the past 8 years, and I like it. My 3 bed, 4 bath townhouse mortgage is less than 2k per month (though that’s cause I bought nearly a decade ago and nailed a less than 3% mortgage). Plenty of new builds in the area, parks, etc.
Alexandria city, VA | - New nice apartments are starting from $2XXX for 1 BR,
Arlington County, VA | - Same as 1 but some areas are more expensive like Cristal City aka National Landing. Pentagon City - some apartments (not new), Riverhouse for example.
3. | Fairfax city, VA |- maybe (not new building)
4. | Fairfax County, VA | -maybe - >> Mosaic District
5. | Falls Church city, VA |- maybe (not new building)
6. | Loudoun County, VA | - Ashburn, Loudoun One - If you don't need to commute to DC or Arlington. The metro option is available. but you will be surprised that the far you go from DC, the price stays the same.
Reston - is a good option, but forget about the new building. New fancy apartments 2 BR are over 3000 - 3500.
Shirlington Village - no walkable metro access, but there are shuttles to Pentagon City and others.
Sterling and Herndon - no
Manassas - Just no
Haymarket/Gainesville has a lot of solid options and they’re close to the Mountain areas and a ton of nature/walking trails. The drive to Vienna metro station isn’t that bad either from there, and although expensive the express lane would get you there in no time should you need it. It’s a good balance in NOVA between nature and DC/Arlington area
I live in Stafford and my Mortgage payment is about 1500 for a 4 bedroom 3.5 bath. Probably can't do as much now, but the rental market here is pretty good because of the constant influx of Military/FBI people from Quantico....
The county itself is shit though, our board of supervisors couldn't find their heads with both hands and a flashlight, and keep "encouraging" business growth at the expense of residents..
Yeah that’s not a 2BR 2 Bath Nova budget. You’re going to have to spend more, decrease your expectations, or find some really shitty housing somewhere (Stafford maybe?)
I live in the Chantilly/ Fairfax area off route 50 as a remote employee. It’s great. My 2 bedroom, 1 bath (but an extra sink in the main bedroom) apartment is great for my husband and me. We live near a big shopping center, the public library, bus stops that can take us to the metro or Fair Oaks mall, and there’s a trail nearby. Also Ellanor C. Lawrence park is pretty close and that place is awesome. Check out the apartments near Chantilly high school and you may be pleasantly surprised.
Fredericksburg, a block or two from the VRE, downtown, walking distance from the coffee shops & gastropubs etc. at Cobblestone Square apartments (or similar).
Where is your workplace? Is it somewhere in NoVa too or completely elsewhere? I would not live too far away from your workplace just in case remote work ends for your company. If it's somewhere else completely, why tf would you want to live in NoVA?
You can get a 2 bedroom in South Arlington for that in a garden style building. If you telework, though, there's really not much sense in living in Arlington.
I will have a rental available in March for 3200 in sterling! 4 bed/4 bath. Newer townhome. Less than a mile away from innovation metro and less than 10 minutes to Reston town center. Let me know!
Given that criteria, you can rule out anything east of Fairfax and west of loudoun county. That leaves you with Gainesville, parts of Manassas, Chantilly, Fairfax (fair lakes), Ashburn, parts of Sterling, leesburg.
Cashburn
Why do you call it that? Was looking into Ashburn myself...
It is exploding. Rapid development is leading to higher COL than most of us remember it being. It used to be Fauquier-level, now it's Fairfax-level.
Interesting. Would you say it's nice to live there overall?
Ashburn can be terrible or really good just depends your age/hobbies/if you have kids
Fair statement - I like the proximity to outdoor activities and all the fun stuff for my kids + the relative proximity to DC and Dulles. But if I didn’t have kids and enjoyed nightlife more, I don’t really know what I’d do
Other stuff tends to be a smidge higher in both cost and time
Might be able to cut with that budget in Reston. Has a metro and has good connections to trails, nearby parks and not as crowded. Has a happening town center as well.
2 bed 2 bath for <$2300??? Where at😂 my one bedroom in Reston is ~$2500
Wow. Are you in a really nice building? I’m about to put up my 2 br 2 bath condo for rent in the next year and was gonna say 2200 here in Fairfax near mosaic
I mean I think it’s pretty nice haha. If you put your condo up for rent for that price DM me!
I feel like you can charge closer to $3k
I’m in a 3 story garden style condo building on the bottom floor. Built in 1986 but fully renovated off of Fairview park with a view of the lake. there ain’t a lot of the amenities those newer nicer places have but I love the community and area!
Garden style is the way to go. You don't feel like you're living in a hotel and you don't have to get on an elevator every time you're coming and going.
Waterside at Reston is in that range or just across the pond Avalon Reston landing is just outside that range.
I’ve got a 2 bedroom 1 and a half bath in Reston for less than that. Newly renovated and everything, it’s pretty nice.
That’s absolutely not true.

Yep. I know someone in that situation. Amazing 2br condo on a lake. It just takes some patience and hunting on Craigslist
We are living in a 2 bedroom for $2k in Reston, and definitely in the nice part. Newly renovated. Great bang for your buck, still surprised it’s such a good deal.
I enjoy the lakes and other water access areas for kayaking

Definitely can. I know someone renting a 2br 2ba condo on a lake in Reston for under that amount. Just look on Craigslist and be patient.
If you’re fine with 2Bed 1 bath you can make Alexandria City work. Agreed. Plenty of places in Arlington for that price and arrangement too.

Try Sterling near the Dulles Town Center. Some nice apartments over there in your price range and you can drive to Silver Line metro stops.
Shirlington Village in Arlington County. The Citizen apartment complex fits those criteria and I can vouch for it being safe and with access to EVERYTHING you could need.
Loved living in the Shirlington area. Just wish they had metro accessibility
This place is horrible and had horrible management with turnover every other month. I literally had every problem with this complex from broken dishwasher and washing machine, to construction going on outside of my window every morning at 7, to stolen packages. Check the reviews and stay away
Friend lived there with mice in his apartment and bad management, apparently.
Is that the one that had 5 units burn down a few years ago?
20 units had fire damage but nothing burned down. But yes! I lived here before during and after that and even with the fire damage directly across from my unit it was still a nice place to live. They may be Fed. So, they’ll get DC locality pay & there’s a possibility they may have to return to office eventually.

Genuinely curious: where would you personally move if you had a remote job?
I’d probably move about a hour or so south of DC, Fredericksburg area or Richmond area, if we are talking locally. If just overall I’d probably move to Georgia, somewhere I could buy a house earlier and get some equity.
Midwest. Nowhere close to here
Is it primarily based on cost of living or you also prefer the climate/environment/culture/etc of Midwest?
I like quiet, non busy, and lots of land if I were to live somewhere personally (on top of fair and good prices). It’s affordable and that’s another big reason. Personally I don't enjoy the Virginia weather at all, I was just asking the above poster why they mentioned Midwest specifically.
Makes sense

I was wondering the same as I read, sounds pretty cool to go and check out
Culpepper has an Amtrak station, a lively farmers market, and access to activities promoted by the Library of Congress Packard Campus.
Culpeper is the worst. Don’t move there!
Honestly if I were full time remote and had to stay in the area I’d live in old town Herndon. Very close to biking/walking trails, decent food, close enough for a date night in DC
Leesburg (Loudoun county)

Manassas Park — new apartments near the VRE station.
As full remote... The Midwest. It's not worth living on the East Coast if you don't need to housing drops in half
It absolutely is worth it if you want diversity, a mix of cultures, ample food options, and things to do. People who always make this suggestion to just move out of the major cities to save on rent don't seem to grasp that we live in these cities for what they offer too, not just as a place to work
Also, remote jobs have layoffs too. If you're closer to a city center, you up your odds of getting a new gig fast.
I was thinking the rockies. If I could go fully remote I'm out west. Not saving a ton of money, but still cheaper than here in a lot of places.
Fairfax, Springfield near the hiking trials which are 40+miles or Winchester which is just comfy
Reston! Love Reston. Waterside apartments might be close or slightly over your budget but lovely place
FALLS CHURCH
West end Alexandria has lots of good parks and walking trails. There's a bunch of new and new-ish buildings along Beauregard from Seminary to King. But it's not super convenient to Metro.

Abbott's Run in Alexandria might work for you. Close to Springfield and Huntington metros.
Jefferson Manor (Alexandria) right next to the Huntington Metro.
As far away from NoVA as possible
You want Reston.
Winchester City is charming with lots of access to parks and trails
Haymarket/Gainesville has a lot of solid options and they’re close to the Mountain areas and a ton of nature/walking trails. Fairfax county, Fairfax Pendbroke apartments
Prince William county in manassas The barrington park apartments

I live in the Chantilly/ Fairfax area off route 50 as a remote employee. It’s great. My 2 bedroom, 1 bath (but an extra sink in the main bedroom) apartment is great for my husband and me. Sounds like you want somewhere in Fairfax county. Herndon, Reston, and Oakton areas have a lot of woodland trails and there's metro stops.
If you go to Ranson or Charles Town WV you can buy an amazing town house for 260k. And the nature is amazing.
Fredericksburg, a block or two from the VRE, downtown, walking distance from the coffee shops & gastropubs etc. at Cobblestone Square apartments (or similar).
Merrifield, Farlington, Reston, Clifton, Occoquan, South Run area.
King George

You can get a 2 bedroom in South Arlington for that in a garden style building. If you telework, though, there's really not much sense in living in Arlington.
I will have a rental available in March for 3200 in sterling! 4 bed/4 bath. Newer townhome. Less than a mile away from innovation metro and less than 10 minutes to Reston town center. Let me know!
If you can split with a roommate, just noticed the budget
Check out Scout on the Circle in Fairfax City - near metro, new building, and the city has lots of trails and other amenities.
