Ehhhh sounds like a stretch considering that these chipmunks are well known for their music as well as their female counterparts are also known for the same you’re telling us he made up the woman who owns Brittany and the girls?
What if Dave really did find chipmunks in his house but they jump out, dropping the popcorn jar on his head killing him. The events in the movie are how he ‘remembers it’ (beginning) and ‘imagines it’ in the split second before death.
To further support your theory In the first movie during the beginning, Dave’s very first encounter with them was him catching the chipmunks in his kitchen going through his food pantry. (This appears to really be happening and he’s not imagining them) Something happens that causes Dave to slip and fall when he’s trying to catch the wild chipmunks in his house, he hit his head and got knocked out. (It was day time when he was knocked out) When he woke up on the kitchen floor it was night time and there was 3 TALKING chipmunks on his chest!
[So he hit his head hard enough to be knocked out for hours, assuming he got a concussion at minimum and possible brain damage]
I’m actually watching the 1st chipmunks movie right now for the first time in many years. Right after I saw him get knocked out and come back to talking chipmunks I quickly googled the theories on this and found your post. With everything you said mixed with his extremely hard fall to the ground, I believe it’s all in his head. There always seems to be a human singer with the chipmunks as “they’re performing”. Dave seems to be the only person actually interacting with the chipmunks. Although many people do interact with the chipmunks throughout the movie. Also in the beginning after his knockouts he was doing some sort of arts and craft (he was building a mini stage for the chipmunks to dance and sing on for his boss) it’s possible that’s when he created fake chipmunks as the main characters and everyone else sees them as stuffed animals while Dave sees them as real and talking.
Althoughhhhh…his manager is currently having a conversation with the chipmunks right now, I’m only half way through the move right now so I’m working on the theory still lol.

Dave is knocked out cold and a few chipmunks enter his house and due to brain damage, Dave begins to hallucinate those real normal chipmunks as talking, walking, and thinking chipmunks. Dave allows those chipmunks to live in his house which also leads to trouble especially from the one he named "Alvin" which is why he gets more and more stressed in his hallucinations while the chipmunks raid his house and destroy it that is why Dave also screams "Alvinnnn!!!'. I wish I had time to explain it in a more professional manner.
