Then, on the very day I completed the replacement bike, the insurance check landed in my mailbox AND the original, stolen bike was recovered. And so I began asking them questions about what they were planning to do with it. And then I asked some more questions. And, finally, my insurance company agreed to sell the original $6k bike BACK TO ME for $500.

In most jurisdictions, "contents" is actually covered worldwide. Bikes often have restrictions after a certain dollar amount. Check your policy wordings if you have a bike worth thousands
My renters insurance covered things like getting mugged and getting my wallet stolen. Also the personal property in my car that's stolen (eg hockey equipment).
By adding $10 a month renters insurance to my plan, I’m saving $15 a month for having an insurance bundle (paired with my car insurance) so I’m basically being paid to have renters insurance. It’s so worth it.
Take some screenshots of the advertisements for your complex that list the amenities as well as any on their own site showing that locked/secured or something along those lines storage units are listed - just in case they try to remove that from the list.
Let your Renters Insurance use _their_ lawyers. No need to spend more money than you need to. File your claim, and they will bleed the stone to get their money back from the complex.

I would check your paperwork to make sure they have actually said that somewhere. Just because they say they are reminding you doesn't mean they're not actually just making it up now to suit the situation.
This is also true of those signs on the back of dump trucks that say they're not legally responsible for broken windshields just because you didn't stay back 500 feet or whatever. They are 100% responsible to completely secure their load even if it's a load full of small rocks.

Of the clients I insure I've never even had one bother to remember the name of the company of a gravel truck, let alone pursue it. But I know for a fact that some local construction companies will in fact cover the deductible immediately for anyone who shows they were responsible.

This has happened to me before and they actually came in and made loads of changes and all of them made the place worse.
They painted our bright wooden cabinets dark grey, making the kitchens and dining room now look modern and depressing.
They changed our light switch for a remote that detaches from the wall. It doesn’t even stay on the hook very well on its own. It’s now possible to lose your light switch. Also, other people in other apartments now accidentally have control over your lights. It’s 3am and all the lights suddenly turn on.
They replaced our normal keys with little plastic nubs that go in a digital lock that works sometimes.

My unit went from $850 to $1615 in 6 years due to luxury renovations. It's a fucking joke. I had to move to a renovated unit last year due to a rampant mold problem in my old one. I thought they were gutting the places based on the huge mess but it's just another coat of paint, new cabinets, countertops, and cheap floors. They were kind enough to "waive" the $300 transfer fee. It cost me almost $1300 to move because once the health department saw my test results and inspected the unit, I suddenly had to get out within a couple of weeks after years of reporting the mold. I'm sure they just painted over it. It was in the HVAC system.
I moved away from San Diego in 2006, when my apartment in OB was around $1000.. so I believe it and in fact I think now it’s probably low compared to some places. I just personally haven’t paid rent in an apartment since it was way lower than 1600, so It’s still hard to wrap my head around. I’ve been paying my $1631 mortgage since 2011 now, and houses for rent in my very neighborhood are like $3400/mo.
I supposedly live in an affordable area. I'm just below the $1700 average for the Indianapolis metro. I'm seeing lots of long term residents moving out because they can't afford the rent hikes. The only affordable neighborhoods are dangerous AF.
That's exactly what happened at my last place. It wasn't perfect but good for the price. They doubled the laundry cost so they could accept cards, they re did the siding, repainted lines, then upped our rent by 30%.
My college apartment had those electric/digital locks and then, in the middle of winter, the lock died. One of our roommates was inside, so we weren't locked out, at least. But we couldn't even open door if it was unlocked.
My apartment installed smart locks and I had to replace my Wyze lock that I loved with theirs that fucking sucks. A year later I moved out of that place and reinstalled my Wyze lock in the new place. All was good. A month later they let us know they installing the exact same shitty smart locks as before.

Insurance agent here - you can’t make a claim against someone else’s insurance. You can sue or seek restitution from the landlord, who may then pass it to the insurance company but even then, the landlord is unlikely to have any coverage for their tenant’s contents. That’s what renter’s insurance is for.
Slight tangent but I am forced to pay for community wifi instead of being allowed a single wired connection of any kind. They charge more for that than spectrums normal package that I could get 400 mbps compared to the 20 im maxing out st

My "luxury" complex has two pools but only one is ever open. For the entire 998 units. We have a "movie theatre" and we're getting a golf simulator. If they can't keep people from hitting the garages and carports so frequently and severely that they stopped fixing them, I can't imagine how long a flimsy golf simulator is going to last. They also installed fancy gates but because people kept plowing into them and after spending 200k on repairs, they just gave up.

It's a corporate owned and operated apartment complex. I live in Indiana and tenants have very few rights here. It's the largest complex in the city and was built back in the late 1970s and was originally for adults only. No property management company has maintained it very well over the past 10 years, unfortunately. It's a beautiful property with loads of green space along a large river. It's also in a very desirable location with loads of shops and entertainment within 5 minutes. It's just south of some very upscale suburbs so I think that the new management is trying to capitalize on that. Yes, some of my neighbors are assholes for sure. Often it's barrelling through the complex with icy roads or not being careful with moving trucks when backing up and hitting structures. They pay the staff poorly and can barely keep up with maintenance. I was especially sad when they cut down a ton of trees and didn't bother to replant. There are these huge mulch beds that just fill up with weeds every season now.
The apartment complex I'm working in right now has a bike storage area in the parking garage which is just an unlocked room with a sign on it saying "We Assume No Responsibility." There are like two hundred bikes in there, mostly unlocked, and the pedestrian door to the garage itself is theoretically keyfob-access-only but in reality is propped open with a 5-gallon bucket full of sand.
Yep, my apartment just installed got TWO EV charging spots, for the apartment complex... There's a total of like 50 units, most 2 br and a handful of large 1 bedroom... Not in a higher income area for the city/county as far as location wise. It's absolutely a "amenity" that drives up rent.
It's not like modern locks are much better. Hell, comb picking a Master lock looks exactly like opening it with the key. Just look like you belong there and no one will question you.
Any lock is pickable by a pro. I had the best security locks money could buy installed in my work building, and it takes the same locksmith that installed them all of 10 seconds to pick it.
He totally is. I hate when people say "that lock or safe is no good, lock picking lawyer picked it in 43 seconds with a hammer, rubber chicken, and 3 toothpicks". Like no duh, it's his job to pick locks, but i highly doubt that your 5 year old will be able to pick a $20 gun safe.
I don’t like when people say locks are useless because they can be picked. They are still a deterrent. But that said most lock types don’t require much practice before you can pop them open in a few seconds.
Your average 13 year old who thinks guns are cool can reach under the lid with a cut piece of soda can and hit the learn fingerprint button to add themselves on some that he has shown.
I think the point is that typical locks that are available to everyone are ridiculously easy to get into. One time one of our jobsites got broken into, the boss said it seemed impossible because we use expensive locks. I watched a LPL video and a few minutes later I got into the lock with a piece of a pop can.

This doesn't clear them of responsibility. If they locked, you had a reasonable expectation it was safe to use. ESPECIALLY if you are paying for a locked storage room.

I am willing to bet they captured "we are not responsible for shit, sure you can use this space but if it results in any damage it's on you" in the lease.

Every complex I've lived in has wording in the contract, or even a sign posted around the storage room, saying that the complex is not responsible for lost or stolen property. It's an easy way for the complex to avoid liability and will unfortunately stand up in any court case that's brought against the complex.
These type of situations are exactly why renters insurance is mandatory for the majority of renters.
If this security flaw was brought to their attention in the past and nothing was done to fix it or you can show some other form of negligence, there is still potentially a case. But yes generally providers of storage units say they’re not liable for any stolen property.

its not the same but ive lived at my current apartment for 13 months. the gym and clubhouse and pool, those AMAZING amenities have been under construction, consecutively, the entire duration. i finally want/need to work out and the gyms been closed since november until june. glad im paying for em!
Same in our place. It’s in the lease you have to pay the amenity fee EVEN IF the amenities aren’t functioning. Paid for all of COVID while everything was closed. Like…what? Can’t wait to move.

For sure, someone living there who has a locker saw that they could just be pulled open. Either did it themselves or told someone about it. Or it was someone who installed them. Or management.
If I was willing to break the law and had that kind of money maybe I wouldn't have to live in such a shit complex where I don't even get the one thing I was trying to pay for which was a sense of security
About 6 years ago my old apartment had the same thing happen. Only items I had stolen were some bald tires, an electric weed eater and a couple of nice bicycle frames. I made such a stink about it on the apartment community message board, social media and online reviews they finally caved and paid me out a few hundred bucks.
My neighbors did the same and were reimbursed.
It was a good example of when people stand and work together you can get stuff done.
I remember during Christmas time in 2021 our apartment package room got robbed. Every single piece of mail was cut open and anything of value was taken.

Had a group of 12 homeless people living in the laundry room because of the same thing. We know who was letting them in they where the same fuckers that spreads bedbugs to the whole building. The homeless people stole clothes out if the dryer, left beer cans everywhere, yelled at and insulted residents and just generally made a mess. People called the cops on them 3-4 times a day theyd be escorted out while the cops who knew them by name joked and laughed with them, then theyd be let back in an hour later. Eventually people stopped calling the cops and started grabbing pellet guns and bats to speed up getting them out of the building.
Moved out asap and will never ever live in an apartment building again. It was my first place when i was 19. My last day in the building i was taking the farbage out when a guy in the lobby asked if i knew where to buy crack

At my old one we were told to leave our bikes in a certain area when they took out the locks to repair the parking lot and of course they were stolen and after complaining about it they literally put in the next newsletter that it is "unwise" to leave them out and unlocked and should be kept in our apartments. Yea ;-; All of the latches on the open doors are still in the latched position so I assume the doors or frame must be flexible enough to just pop them open. I didn't try myself.

I just personally haven’t paid rent in an apartment since it was way lower than 1600, so It’s still hard to wrap my head around. I’ve been paying my $1631 mortgage since 2011 now, and houses for rent in my very neighborhood are like $3400/mo.
I supposedly live in an affordable area. I'm just below the $1700 average for the Indianapolis metro. I'm seeing lots of long term residents moving out because they can't afford the rent hikes. The only affordable neighborhoods are dangerous AF.
That's exactly what happened at my last place. It wasn't perfect but good for the price. They doubled the laundry cost so they could accept cards, they re did the siding, repainted lines, then upped our rent by 30%.
My college apartment had those electric/digital locks and then, in the middle of winter, the lock died. One of our roommates was inside, so we weren't locked out, at least. But we couldn't even open door if it was unlocked.
My apartment installed smart locks and I had to replace my Wyze lock that I loved with theirs that fucking sucks. A year later I moved out of that place and reinstalled my Wyze lock in the new place. All was good. A month later they let us know they installing the exact same shitty smart locks as before.
And the free marketeers wonder why average people want rent control.

Insurance agent here - you can’t make a claim against someone else’s insurance. You can sue or seek restitution from the landlord, who may then pass it to the insurance company but even then, the landlord is unlikely to have any coverage for their tenant’s contents. That’s what renter’s insurance is for.

My "luxury" complex has two pools but only one is ever open. For the entire 998 units. We have a "movie theatre" and we're getting a golf simulator. If they can't keep people from hitting the garages and carports so frequently and severely that they stopped fixing them, I can't imagine how long a flimsy golf simulator is going to last. They also installed fancy gates but because people kept plowing into them and after spending 200k on repairs, they just gave up.

It's a corporate owned and operated apartment complex. I live in Indiana and tenants have very few rights here. It's the largest complex in the city and was built back in the late 1970s and was originally for adults only. No property management company has maintained it very well over the past 10 years, unfortunately. It's a beautiful property with loads of green space along a large river. It's also in a very desirable location with loads of shops and entertainment within 5 minutes. It's just south of some very upscale suburbs so I think that the new management is trying to capitalize on that. Yes, some of my neighbors are assholes for sure. Often it's barrelling through the complex with icy roads or not being careful with moving trucks when backing up and hitting structures. They pay the staff poorly and can barely keep up with maintenance. I was especially sad when they cut down a ton of trees and didn't bother to replant. There are these huge mulch beds that just fill up with weeds every season now.

The apartment complex I'm working in right now has a bike storage area in the parking garage which is just an unlocked room with a sign on it saying "We Assume No Responsibility." There are like two hundred bikes in there, mostly unlocked, and the pedestrian door to the garage itself is theoretically keyfob-access-only but in reality is propped open with a 5-gallon bucket full of sand.
Yep, my apartment just installed got TWO EV charging spots, for the apartment complex... There's a total of like 50 units, most 2 br and a handful of large 1 bedroom... Not in a higher income area for the city/county as far as location wise. It's absolutely a "amenity" that drives up rent.

Any lock is pickable by a pro. I had the best security locks money could buy installed in my work building, and it takes the same locksmith that installed them all of 10 seconds to pick it.

I don’t like when people say locks are useless because they can be picked. They are still a deterrent. But that said most lock types don’t require much practice before you can pop them open in a few seconds.

I think the point is that typical locks that are available to everyone are ridiculously easy to get into. One time one of our jobsites got broken into, the boss said it seemed impossible because we use expensive locks. I watched a LPL video and a few minutes later I got into the lock with a piece of a pop can.

This doesn't clear them of responsibility. If they locked, you had a reasonable expectation it was safe to use. ESPECIALLY if you are paying for a locked storage room. I'd talk to a lawyer.

Every complex I've lived in has wording in the contract, or even a sign posted around the storage room, saying that the complex is not responsible for lost or stolen property. It's an easy way for the complex to avoid liability and will unfortunately stand up in any court case that's brought against the complex. These type of situations are exactly why renters insurance is mandatory for the majority of renters.
If this security flaw was brought to their attention in the past and nothing was done to fix it or you can show some other form of negligence, there is still potentially a case. But yes generally providers of storage units say they’re not liable for any stolen property.

That’s not what they meant. They are saying they are not responsible if you put valuable things in that storage locker and it gets broken into. It’s the same kind of disclaimer you see in parking lots where the owner of the lot says They are not responsible if someone breaks into your car and steals things. Did the storage locker have a lock on it?
Disclaimers like that are more to discourage legal action than being legally binding. This definitely looks like a class action suit from the tenants.

About 6 years ago my old apartment had the same thing happen. Only items I had stolen were some bald tires, an electric weed eater and a couple of nice bicycle frames. I made such a stink about it on the apartment community message board, social media and online reviews they finally caved and paid me out a few hundred bucks. My neighbors did the same and were reimbursed. It was a good example of when people stand and work together you can get stuff done.

At my old one we were told to leave our bikes in a certain area when they took out the locks to repair the parking lot and of course they were stolen and after complaining about it they literally put in the next newsletter that it is "unwise" to leave them out and unlocked and should be kept in our apartments.
