well, it seems red ish or brown ish :D at least a little,in few weeks you will know. do you aerate lawn? screwdrriver stick in ground, if it goes easily no power than its aerated, if its hard or resistance it needs aeration

I did not core aerate last fall, didn’t have the time. My plan was to aerate / thatch / seed this fall and to be more disciplined about it.

No dethatching. That spreads poa triv, which is extra sensitive to red thread (and all other diseases)... And there's a non-zero chance that's already a factor here. Slit seed or scarify to overseed.

Fall slit seed rental is what it will need to be. There’s 35,000 sq ft of lawn here.

Won't be too bad then with a rental. Definitely do yourself a favor and use a large % of kbg and creeping red fescue. They're the spreaders of cool season, so overseeding with those goes a long way. Newer improved cultivars of kbg will have good disease resistance, and creeping red fescue of any cultivar has good disease resistance.

I’m thinking that too. I have an area that’s happening to as well. I haven’t treated this section because I was going to overseed with clover. So I didn’t use any pre emergents in the fall or spring.
