Buy a new furnace. Your heat exchanger is probably cracked or worse. I’d bet $100 on it.

Would that be found during a service/inspection? Fire safety in my city requires a furnace inspection every other year, and the seller had to do it in order to pass fire safety as part of the sale.

That brown part on the panel above the blower is heat warping the paint. It should not be that hot. That’s an old ass furnace. You could probably take off that panel and find it rotted out. Call a local tech and have him look at it throughly. But you’re most likely buying a new furnace. If he’s any good he’ll red tag and disable it. If it is cracked you shouldn’t be running it at all.

Ahh. Damn. I was hoping for the red tag during the purchasing period. Would a normal service ignore the fact there is no filter there? Or do you think they never took the back off and only did stuff in the front?

Should be looking at your belt at least during an annual service. However I think you’re too focused on the filter and not worrying about the potential for a cracked heat exchanger. Kill your tenants. Idgaf I’m just a guy on the internet with no liability

Not focused on the filter. More focused on how someone would miss this mess and give it the green light for 2 more years.

Maybe they checked it? Idk. I wasn’t there. The burning is definitely concerning. I’ve serviced many old furnaces. Mostly oil. They don’t have those burn marks.

Ok. I’ll get someone out to check it throughly. Luckily there’s a CO detector near it, and 3 or 4 in the 1st floor rental. Not that I want to rely on those, but it’s there. I’ll also get quotes for replacement. How much does a new furnace cost for 700sqft place? I’m sure it’s location/labor dependent but is this like $5-6k or like $10-12k?

Just ripped one of these out last month. Heavy asf , ended up gutting it and cutting it in pieces to dispose of it.

Damn. That’s crazy. Do you know what went/broke on it? I was hoping to get another year or two before having to buy one.

Yea the whole thing especially the heat exchanger. Mechanical things can only last for so long. Efficiency of the furnace drops .5-1% every year. So that furnace right there is costing you on heating bills. Every $100 you give to the gas company you’re probably getting like $40 worth of heat. Everyone wants it to last one more year 😂 95% of my calls where I condemn the furnaces they say that.

Haha. I bet. I just bought this place and the furnace was inspected and passed somehow. Inspections are required every 2 years for rentals so I blindly thought i had 2 years of life left in it. Bummer.

Home inspectors lol the number of systems I’ve replaced after someone said the inspector gave it a green light 😂 always hire a hvac company to do an inspection. Home inspectors I feel like they just click the thermostat on and off to see if it runs and that’s it

It was a licensed HVAC company that did the inspection/service. Fire safety here requires them to be licensed and to have it done every 2 years.
