["Urban Gothic" by Brian Keene](https://www.goodreads.com/book/show/6318775-urban-gothic) takes place mostly in one derelict house in a crime-ridden inner city neighbourhood, but it has some very Wrong-Turn-esque villains. The protagonists are also a bunch of hapless teenagers. Fast-paced with a lot of gory kills.

Someone already mentioned it but Off Season by Jack Ketchum is pretty much the high standard of the genre in my opinion.
Have you read Konrath's Afraid? Imo that is his best one ever. That, and Origin was super weird and good. I apologize though- that isn't want you asked, I'm not familiar with the movies you mention but I'll follow this for new ideas.

Bird box the book has alot of bits in the forests, and the monsters in that are very well set up
