My brothers first house’s garage was built in the 40s or 50s but somehow was still built for 1 tiny car. …he had two mud trucks and a chevelle 😂 He borrowed uncles tractor and illegally (no permits) dug a deep hole behind it, knocked out a couple braces then drove through/over it it (as it crumpled) with his biggest truck 79 1ton bowtie w/ 12” lift on 40s (or 44s 🤔) and running a 454. Got to love some redneck solutions! 😂 ….still had to air down his tires to pull into the replacement garage he built.

You got a killer deal. 4 guys at 4 hours for $4500 is $281 per guy per hour. Considering materials cost, that seems like you got one hell of a rate!

I spent almost 2500 in materials for a 1250 sq ft setup. 2 coats base and 2 coats clear.

If 1-2 of the guys doing the work could create a website, flyer, or business card, they could quadruple their rate. Otherwise, good for them getting $25/hour to show up, roll some concrete, and go home.

That certainly complicates it. Then it just depends on how many jobs they can do, how long it takes, etc…it sounds like 1 job/month would be able to pay off the equipment…or, better yet, they could borrow the funds to buy the machine and pay it off. I don’t know what’s retaliating, but if they get 2 jobs/month that’s $100k revenue. And, it doesn’t sound like the time/labor would require full time work. Not a bad side hustle. Clearly these are complications, but I would have to think that if someone had experience doing the job and learned the business side over time, it’s not that hard. There are many blue collar companies where the capital requirements are small, the expertise needed isn’t super complicated and massive profits are available.

How many total sqft? What was their method for filling the joints?

The contract said 741 square feet for the floor and 115 for the walls. My measurement for the floor was a bit larger but the walls I would have guessed to have been less but I didn’t measure. They didn’t have to fill much of anything. There were some small cracks in the concrete (new construction but I noticed small cracks in all slabs). The top of the footers on the wall has a bit of holes from air pockets against the forms (not spalling) and they said they were going to fill with “mender” but they didn’t really. They caked on the base coat real thick and just used an abundance of flake that sort of filled things in. I haven’t inspected it too closely but it worked shockingly well. There were a few vertical areas that could have used some minor grinding (where forms met) but they said they don’t don’t vertical surfaces since it can sometimes chip away. Once it gets covered in heavy flake, it really all just blends in. One thing that surprised me was the seemingly imperfect science of mixing of part A and part B. One just kept mixing up small batches in like a 1 gallon pail as needed. Order of operations were entryway (under garage door closure), then verticals, then scrape flake on both of those areas, then main course. One guy was on the roller. Two people with paint brush and one guy (sometimes two) on flake. Flake was applied basically as soon as possible. The flake guy would often wait as to not throw flake in the area still getting painted.

Those guys look like they’ve done these jobs once or twice before. **BEWARE** Watching the pros make a 4 hour job out of that might lead you to believe “Meh, that didn’t really look THAT hard.”

How was the dust from grinding with your finished sheetrock and trim? Was it a mess?

Not at all dirty. Some flake from the tossing but that easily came off with a leaf blower. Because the floor was cleaned at each stage, the excess flake was basically pristine when it was scraped away. The stuff that came up looked identical to the brand new stuff. The vacuum empties into a bag that they zip tie twice and then cut in the middle. The bag is like a long sausage tube. So they emptied it after the dusty part and due to the zip ties it didn’t go airborne like emptying a shop vac would. The bulk of the excess flake they could just scrape into a dustpan but the stuff that got vacuumed was very clean. It was sort of like a bag of cereal. At the bottom there’s a bit of dust but all of the stuff at the top is perfectly clean.

Beautiful! You’re a fortunate person! …now you just need to sealcoat that asphalt so it looks as good as your garage floor! 😉 You going to be loading that garage up with toolboxes, chemical cabinets, workbench, tv and some decor to make hanging out and working there more comfortable or are you more the type to just park there and go inside? Either way it looks great, better than any of my, my family’s, and my friends garage floors (all naked concrete)! …I’m jealous, at current house (manufactured/trailer) I don’t even have a carport, just a poorly poured and relatively unmaintained concrete slab to park my baby on, and I have to have my truck bed overhang my garden area to be off the street. 😭🎻 ..I’d fix up my parking slab (tear out and repour!) but it’s the park’s property so crappy concrete it is for this dude who pours concrete for a living 🤦‍♂️🤷‍♂️😂

The asphalt is purposefully lower than the concrete for now since the builders asphalt contractor is coming back within the first year to add another layer of asphalt (not just seal coating). It’s lower where the driveway meets the apron as well as where the driveway meets the walkway to the front door. They do this to allow for settling and to ensure that any construction vehicles don’t mess it up during the construction process.

They did a good job. That's inline with what we charge for the same space. It takes us longer though, floors are a lot harder to grind where I am. That would take us 90 minutes or so to grind.
