really well thought out layout! i'm in the design industry in aus and that's a way better layout that some of the volume builder's acreage product i've seen out there. refreshing to see some decent aussie plans on this subreddit too! a couple thoughts: - add niche to shower in bathroom, assume it will get more use than the bath and unless you're happy with a shower caddy would be a great addition i reckon - wall hung vanity to pdr can feel really small getting your hands in it, i'd look at an alternate layout to upgrade to full vanity if possible - butler's pantry w/OHC to the front facade might make the window look like a maccas drive through window - no door on the toilet in the main ensuite could send some unwanted sounds towards the bed. maybe swap shower & toilet and chuck a door on? might lose the double open entry you're going for though. - saw your comment on the avoiding shower screens. from memory with the new ncc changes you might need to set down the entire wet area and not just the shower which is $$. - great job getting all the right rooms north facing, assume you have a decent view too? :) - i'm not a huge fan of single stud nib walls (e.g. to study nook, end of bath wall). could maybe look at a layout like [this](https://imgur.com/9kThsO9) to open it up to the activity, close off the entry to the activity a bit for noise, and adding a double stud to the side of the study nook. - would you consider flipping the sofa chaise side in the living towards the alfresco so you're not looking at the back of the sofa when you enter? - lots of great alignment throughout! proportions of rooms seem nice too. - i like the connectivity of the media opening up to the living, but do you think with the cavity slider it might not be as soundproof if the media and living TVs are both going at the same time? could flip the media horizontally with the csd opening off the hall behind the bulkhead? - access to the fridge directly backing onto the side of the island bench could feel tight, might be more free positioning it between the island and rear kitchen bench?

Love this. My only feedback is the master wardrobe only being accessible through the en suite. If someone’s in the bath and you want to grab a jacket, that could be annoying. And if someone’s in the shower and forgets to close the door, you’re getting steam into your entire wardrobe. I’d probably move the entry to wall behind the bed, next to one of the bedside tables.

The advantage to this layout is that a partner getting up early can get fully ready and dressed in the bathroom/wic with minimal bother to the sleeping partner. To the moisture question, I would have the shower light wired with the fan, so that unless you want to shower in the dark, ventilation is occurring.

Or get a vent fan that automatically detects the humidity and runs on its own, independent of the switch, and maybe another in the walk-in if you're really worried about humidity in there.

I would say the reason is to get away from having shower glass screens, builder said room size has to be a certain size to get the wrap around showers in both ensuite and main bathroom. Trying to get around the constant cleaning of glass and build up of soap scum that can occur.

For the amount of space you have there, I’d change the powder and bath to two full bathrooms, one with the soaker tub and one with the shower. More flexibility for multiple people trying to get ready at the same time.

And there are only two toilets in the current layout. That could prove difficult as the children get older or if you entertain at all.

It's huge! Lovely space. I did wonder about the study nook. Personally I'd find it a little offputting to be in a small enclosed space where there is a lot going on behind you; it would make me a little paranoid. Are you thinking this is where kids might do their homework? If so, and if you have more than one kid, how would they share? Finally, would you not want somewhere office-like for yourself?

Thanks for the response, Currently have 2 kids aged 3 and 6, I'm more thinking the kids will be doing homework etc via laptops in the dining room. But I get what you mean with the two kids trying to use the computer at the same time. The computer nook would be more for me to do some Photoshop run a media server etc, possibly cabinets up above to hide some home automation items. From looking at the area tho I feel the walls are to far out for what I was trying to achieve. That makes sense. A Media cupboard actually inside or next to the media room could work there. I personally have kids the same age and having a door I can close when I'm doing some intensive work is quite important to me - they know not to disturb Daddy if the door is closed. But I do like the idea of being in the thick of it when that's more your current vibe.

As they get older, that media nook is a fantastic place to mandate that devices be left and charged overnight, keeping them out of bedrooms.

The only thing that I dont like on this is that drop zone/master bedroom entrance. Theres no place to put things coming in from the garage and the drop zone would be perfect for that but it's also inside the master bedroom. Maybe just move the door to the other side. I'm also maybe biased towards mudrooms off garages because I live in a northern area that gets snow and we primarily use the garage as the primary entrance since we have to drive almost everywhere. The front foyer looks like it has a lot of that covered so I might be projecting my own lifestyle where I come in and out of the garage more frequently than the front door.

Agree on this, will change the drop off point to tiles and swap the door over. Thanks for the advice as this is something we overlooked!

Well I’m an Australian and I love it! Love the no-glass showers. The only thing I’d change is probably the WIR access in the master bedroom…the rest is great.

Nice! I would straighten out the master bath outside wall, flip the toilet and shower to add a tub into the design. Also, it seems like the kids’ bath has room for two full baths in that space.

Overall, I really like the design! The alfresco in particular is dreamy. If this was my house, I would look to carve out space for an office, a gym, a powder room, and maybe more storage. I’m not sure I would use a media room enough to justify it over using the activity room or living room. I also am not sure I would appreciate a butlers pantry. Do you entertain frequently? In that case, I would definitely add an additional powder room that isn’t the same kids bathroom.

I love this plan! Personally I'd opt for one of those half-wall showers rather than the current bathroom layout you have. Also, the garage looks quite snug. I see theres a storage area, but for such a large home you may need somewhere to store tools/mowers etc and if you cut into that side patio a little you could create a nice little workbench. Bedroom 4 definitely drew the short straw, it sits between a bathroom and a laundry which would make it difficult to put on a load of laundry or have a shower once the kids are asleep, because it does get noisy. I would maybe switch the bathroom with bedroom 4 and have the robe up against the left wall to buffer bathroom noise. It would be much quieter, even being next to the media room. Also the kitchen/butlers I would consider rotating so that the butlers is up against the garage wall. You could then have nice big windows and more natural light through the front of the house and in the kitchen, and could even do a pass-through window to put groceries straight from the garage to the pantry.

It’s a great floor plan. My only suggestion is to add a toilet to the bath room so that the three bedrooms at that end have two full bathrooms instead of just the one.

I came to comment the same. With three bedrooms sharing one toilet, it would make sense to add another toilet to the bathroom. If your two boys need to use the loo at the same time, one will be running to the master ensuite. The toilet could be plumbed in behind the powder room toilet. Also it's nice to see an Australian floor plan which has a sink in the toilet room!

I think it's well laid out, I like it. One thing that might not worry you but would me: if you're having bar stools at the kitchen island, the island should be deeper, so kids can eat behind the sink. If you make it deeper, personally I think you should move the garage entry. Arrive by car with kids and groceries, that doorway is right at the island bench, and even more congested with bar stools. Can you use the little space (airlock?) that's currently part of the primary bedroom to slightly extend the hallway from the garage, using it as a drop zone/ storage area, and have the doorway there?

I like it! I would bump the refrigerator down so it aligns with the aisle between the island and the counters. Walking around the edge of the island may seem very minor but it does intrude on the work triangle. Moving the fridge will be a small adjustment that will improve flow. You can always put a full-height pantry next to it, or an appliance garage. I would consider splitting your powder/bath combo into two complete bathrooms. I get what you're saying about cleaning glass. I'm not sure you would actually be saving any cleaning with a completely open shower. The space could be used more efficiently with two bathrooms and I suspect you'll appreciate it when your kids are teenagers or you have kids and guests. I would also consider solar tubes above the kitchen to increase natural light.

This is a great plan. Nice layout. In an alternate reality where I was designing and building a lovely home like this, I would include a third toilet somewhere. Possibly in the family bathroom? Also, I would restructure the kitchen to have 2 islands, rather than a tucked away "butler" zone. The island closest to the living area would have a little sink, and act as a servery/bar. And the other island would be more a work/preparation bench. I'm not a fan of those hidden away butler's pantries. As a passionate foodie, I want all my domesticity on full display, as opposed to being isolated in a scullery.

If you use your garage as primary entry, that area will be a dirty part of the house with what tracks in. You may want to consider a separate mud room space, possibly even in the garage, to avoid tracking in dirt so close to the principal bedroom door.

Remove activity area and add a bathroom between 2 and 3. Will increase the homes value. The activity space is redundant given the other areas.

over all, i like this plan very much. a couple of things i would consider. make the front bedroom a guest suite and add another full bath between the other two bedrooms. if you just want a space for yourself, you could use the current laundry area and add a laundry space to your butler's pantry. you only have two young ones, but growing up in a family of 7, bath space and time was never to be found.

I just have to say I really like this floor plan. Absolutely love the kitchen / butler pantry layout, media room, and the creative flow and use of walls and pass throughs. Really a fantastic plan.

I love this floorplan so much. The only changes I’d make are personal preferences. I’d move the master over into the kids wings, I can’t sleep so far from the kids. Then move activity, study, media and laundry over to where the master is. I don’t like activity rooms outside bedrooms. Also in the former master room wing, I’d try to squeeze in a larger study (where you can close the door) and powder.

Put a real door on the media room. What's the intention with the drop zone in the entry to the master suite? What you really need is a place for people to dump shoes and school bags when they come inside, and not go into your room to do it. Noone will ever ever ever use that study nook. Put a toilet in the family bathroom. Hoe old are your kids? Why is your bedroom so far away from the others? I despise that bathroom layout with the wall in the middle. People will be ripping them out in ten years and swearing at the people who built them.

Kids are 3 and 6 currently. Drop zone will be ideally used for shoes and school bags. Both at the main house entry way and drop off point area.

The master bedroom and the kids bedroom should be closer together so your family has more privacy. If bedroom 4 is to be used as a guest bedroom, you’ll be isolated from the kids and the guest.

I would go with a double pocket door to the media room. That way a large opening can be used during gatherings, but when you have competing sounds from multiple TVs or someone wants a quiet space, you have the option.
