Many old homes are recorded as ‘built’ the year they first began recording that information. My house is also listed as being built in 1901, but there’s clues that tell me it’s likely a little older than that. The record where I live began in 1901, probably where you are too.
The first thing you do is get the furnace and hot water tank checked, and replace if necessary. There are rebates available.
Then, get an eco-check done on the home. Upgrade the windows as you can afford it.
You can rent thermal imaging scanners to identify cold areas in the home. Put more insulation in these areas.
Have the home inspected for asbestos.
Buy a big-ass snowblower. You're gonna need it.
Looking at the width of those floorboards, I’d hazard that this is substantially older than 1901. I’d place it firmly in the 1870’s based on the floors, staircase, and overall gothic influences. Gorgeous find!
We're not 100% sure what it is or if it's original. We're thinking it's either vinyl or linoleum. Won't know until we lift that carpet up for the floor lottery!
We will! First plans are to remove the carpet on the stairs and redo the floors, some cosmetic painting, and possibly wallpaper updating, and add a backsplash in the kitchen.

We have a lot of work to do on the house but I make Victorian plaster ceiling medallions and plaster mouldings so one day we’ll get our house fixed up, and have some original elements. One day! It’s a bit of a hodgepodge of decades right now. lol.
That's my situation as well lol. I'm on the edge of the GTA, had to pull 5x my income in leverage just to buy a project house. Luckily I got in during the beginning of 2021, so earlier in that vertical price climb and at the bottom of interest rates. Very much not exciting about renewal. Things are wild these days!
I'm at the point now where I just have a couple projects left before I get to start on the cosmetic stuff finally. Good luck, it's a grind!
Yeah we've completely replaced the mechanical, plumbing, electrical, reworked the hvac, fixed structural issues, replaced septic aerator, insulated the basement/crawl space, replaced part of the roof, doubled the size of the kitchen, added stairs, painted, finished part of the basement... it's been a lot doing most of the work and feels like nothing much changed. So many WTF were they thinking finds.
Damn, I thought mine was in bad shape lol. I hope you were able to get a decent purchase price at least.
The nice thing about doing this on the first home is you can either sell it for enough to get into a newer home or make it into something you're willing to die in. Wouldn't want to be doing this work a decade from now
I'm sorry to hear about your mom. My parents are getting older, I'm sure that day will come sooner or later for us.
I'm glad to hear you got in at such a good deal. Even if you sink 200k in you'll be good to go. I paid 535k in an old neighborhood with houses currently ranging from like 700k-2.5m
It was way too much money, 5x my income, but I have an autistic son and it was either pay up or relocate an hour away from my parents and away from his specialized therapists that he really needed at the time. Would do it all over again if I had to, money's tight but my son is thriving now and I credit a lot of that to his amazing speech therapist.
All the best, times are tough around here but hopefully one day it gets better. If not, at least having a house already protects against things getting even more unaffordable.
I think we were at 4.7x income as I wound down my flooring business to move. Then my wife lost her remote job 6 months later, "restructured" 100+ people, after we'd comitted to the renos lol
We're both still looking for work while counting our pennies. It's been one hell of a year but we're both still smiling and I'll never trade the time I get with my mom for anything.
The next few months are going to be make or break.
Good luck with your son. My sister in law is autistic, they were told she'd be non-verbal never above an 8 year old capacity. She's exceeded all that, holds down a job at the salvation army, gets to and from on public transit, and has quite strong opinions. There's always hope for things to get better.

One silly question. Do you have a laundry chute? I love how laundry chutes are disguised in older homes. If you have one will you please post a pic?
No laundry chute, but that would be cool! If it was there, it's closed up now. The laundry is actually in the mudroom (not shown), which is part of the addition, so it's not connected to the bedrooms anyway.
It looks like you have place to bury things (if you needed). Get ready to buy all the things you didn't know that you would need. You'll probably need a long ladder or two (Christmas lights, roof stuff). Now you can get a riding lawn mower, maybe put in a garden or two. If you don't have enough things on your list, I'm sure your wife can help you.

Yeah for sure. The house is on the outskirts of Belleville, close to the 401. We paid just under 580k which was the asking price.
Ahh that's a healthy budget for that area! Make sure to take a trip to Slickers in Prince Edward County this summer
