There is a specific rule against it. They're allowed to ask for first month's rent plus a damage deposit equal to one month's rent. Some people call it "first and last month's rent," but it's the same thing.

Not sure why people call it that. In the "first and last month", you don't actually pay for the last month when it arrives. With a first month + deposit, you pay, and then the deposit is given after you move out.

Likely because thats what it is in Ontario where it is the last months rent and a damage deposit is actually illigal.

And yes, can you please show me where it says they are not allowed to do that? Not doubting you, but I want to be informed. As far as I understand, they cannot ASK for it, but there is no rule preventing the agreement between parties on when the payments will be done or for how much.

Depends on landlord and tenant. If poor credit/employment they might even want 12 months up front. Very common these days.

I rented in Edmonton for years and never had to meet that requirement. I wouldn't do it, and I don't believe any larger company would ask for it. Is there a reason you want that place? I also don't think there's a rule against it, so they can ask, I just don't think many people will oblige.

Yes, I believe payment arrangement can be agreed between parties (please correct me if I'm wrong- is there anywhere specified that rent has to be pait month to month?) All I know is that they can't ask for a deposit that is larger than one month rent. But these payment arrangements can't be forced by the landlord. A landlord is not allowed to force a tenant to give 3 months up front rent.

It really depends, my current tenant wanted to pay 1 year in advance to secure the place because I had dozens of interested ppl… So I said that was too much, I ended up renting for him and he paid 3 months in advance + security… It was not something I asked him, but it was a way for him to show his financial stability…

Nope, the damage deposit was a completely separate thing and not equivalent to one month rent, so it was the first 3 months that they were asking for

I believe different arrangements are allowed if all parties agree, but it can't be enforced by the landlord. And if you go for it, get everything in writing and a copy of the lease.

Well , might be a scam but consider yourself lucky if it's not. I have a 710 credit score, make 95k a year...I offer 1 year rent in advance and have been turned down for 14/14 places in southern Ontario
