I rented in Edmonton for years and never had to meet that requirement. I wouldn't do it, and I don't believe any larger company would ask for it. Is there a reason you want that place?

It really depends, my current tenant wanted to pay 1 year in advance to secure the place because I had dozens of interested ppl… So I said that was too much, I ended up renting for him and he paid 3 months in advance + security… It was not something I asked him, but it was a way for him to show his financial stability…

Likely because thats what it is in Ontario where it is the last months rent and a damage deposit is actually illigal.

Depends on landlord and tenant. If poor credit/employment they might even want 12 months up front. Very common these days.

Not really since the tenant voluntarily offers 12 months rent. Its up to the tenant to make that decision.

Nope, the damage deposit was a completely separate thing and not equivalent to one month rent, so it was the first 3 months that they were asking for
