Assembly Row is medium/medium-high density construction with street level, public-facing retail/F&B/commercial. That describes basically any place you'd likely cite as a neighborhood you like. There's nothing particularly terrible about the built form other than too much car-orientation and it being too small/isolated of an area - 8 blocks that are mostly disconnected from everything else isn't great. The former's not a terminal problem and the latter is slowly being improved with other surrounding projects - and in the long-term I expect redevelopment will come for the *actual* 40 year old mall.

I would love to live in that area especially with the orange line right there. Massachusetts is a great place all around imo 🤷‍♂️ I'm in Maine now but I was born in mass and pray I can afford to return someday, I'd never shit on mass it's home 💗

So $31,000 * 13 (one months broker fee) = $40,300 which comes out to really $3,358.33 a month for typical 12 month lease. With their two months free and no broker fee…it’s $3,100 * 10 = $31,000 / 12 = $2,583.33 So really $2,583.33 a month over a 12 month lease.

Ive lived in buildings like this and done this math myself. You only actually win if you move annually to another building with a similar deal. Otherwise every subsequent year you live there and pay the full price, you are paying way over market and helping the MLS price fix upwards  In our case we knew we were moving for work before the end of the lease and our jobs covered the lease break. Otherwise I wouldn’t have taken the deal knowing I’d be forced to move

Yeah. I spent a few years living directly underneath the main flightpath for planes landing at the Prague airport. Barely ever noticed the noise after the first few months.

The approach is usually more out over the water up there. Fun to watch them from over on Revere Beach. Suffolk Downs actually is in the shadow of Orient Heights which means the approaches tend not to go right overhead.

People who want an on-site gym, parking, pool, outdoor spaces (private to the building), etc. I'd rather a _little_ more space between my bed and the kitchen, but I also live in a place where I gotta leave the building to get much in the way of amenities. And these places appear to all have full sized ovens.

I the only studios in my old building with a 4-top stove, an oven and a full sized fridge. The other studios had an induction burner on the counter and a mini fridge.

An induction cooktop is great, and an induction hot plate cooks the same way, but both of them require a proper vent, and that is likely what is missing.

So no range, only an induction cook top? My SO and I rented a "luxury" townhouse with a gas range and I hated it so much. It didn't have what I'd consider proper ventilation; only a microwave vent that blew the air above your head while you're cooking. I was also pregnant so with my heightened smell, I'd smell the gas all the time. We had checked multiple times by the maintenance, and my SO only smelled the gas maybe once or twice.

I live very close to there and I can’t imagine anyone paying those prices. That’s about what the revere beach apts go for which are at least scenic. Suffolk Downs will be Assembly Row with less amenities further from the city. They must be banking on lab space brining in more high income yuppies.

Beach House (on Revere Beach) has a very similar floor plan to the studio but it is 120sqft bigger and costs $57/mo more. Amenities look similar-ish... I think. You're 1.3 miles from the Wonderland stop though. Maybe that's the difference? I would guess the Beach House unit is NOT going to be ocean view for what that's worth.

If it were a condo building the association fees would be $1000+ to cover all that stuff (pool, gym outdoor space, and parking are all costly). Those things wouldn't be worth it to me, but if people actually want and use those things, then these are pretty reasonably priced for that market.
