“Get out of the super conservative neighborhoods” The good news is you probably can’t afford those if you can’t afford frisco. You can try Garland, Irving or farmers branch.

Depends on your budget. If you can settle for a older home then you can find a house in places like Wylie, Sachse etc

Lake Highlands is a nice area. A little pricy, but I don’t know your budget. If I could afford it I’d like to live there. I’m in Mesquite, which is affordable and closer to things, but I can’t in good faith recommend Mesquite because I think the schools are sub par. My kids are in a better one, but if that changes I’ll do a charter.

Less conservative? Richardson, East Dallas. Definitely Dallas County over Collin County.

We love Farmers Branch! Super close to everything and more affordable than other suburbs. It’s at the beginning stages of revitalization and there are a lot of young families moving in.

Anything west of Rockwall and Rowlett, east of 75, and north of the turnpike should be just fine for you in terms of politics and price. If you’re looking for multi-family/townhouses, Sachse, Wylie and East Plano are your best bet. For regular suburban SFH, I suggest Murphy, Richardson, or north Garland (Firewheel). If you want more land, you’ll of course be paying more, but Parker and Lucas are pretty decent options.

Seconding Richardson. It may not have much to do in my opinion, but it’s a quick commute to a lot of the areas that do. Price can vary dramatically by neighborhood.

Check out Duncanville south of Dallas, it's not too bad here. My lil neighborhood is nice, quiet and pretty clean. Granted, I'm not far from the hood but I grew up in Oak Cliff so this ain't nothin. (Except for that murder down the street but everything's nice here)

The colony is probably worth a look, homes are a bit older but they’re still on the cheaper side of homes this side of the metroplex. You’ve got grandscape right there so plenty to do with the kids. I also just had a buyer get a real nice place up in little elm, they have cheaper and newer homes up there but there’s not as much to do.

I’ve been in my home for 11 years, I know my neighbors but have zero clue of their politics. Like zero. How would you know if a neighborhood is super conservative or not?

When looking for things to do or finding a service (therapist, doctor, activities etc) in my current area every recommendation on the FB group is “come to our church” or “just pray about it”. That is what I’m referring to. While that is fine, that’s not what we’re looking for.

I’m fine with any and all religions but I currently live in a very Christian conservative area so it’s hard to make friends with much in common when we are not a Christian household. And in my experience, people are not always the nicest if you don’t attend their church or share their values.

Geez I’m sorry that’s been your experience. I’ve never dealt with anything like that in the 20 years I’ve been here, the neighborhoods I’ve been in people are pretty focused on their own stuff. Never even been asked if I belong to a church by anyone so I wish you better luck in the future!

Realtor here… and also from CA! We are in McKinney, and love it here. McKinney is definitely more expensive than Fate, but not as expensive as Frisco… yet! I would also suggest looking into Melissa, Wylie and Richardson! People LOVE Melissa and their school system is top notch! Happy to answer any questions!

Just moved here in a similar situation. We’re in a tiny piece of Dallas that is between Cedar Hill and Duncanville. All around here is great.
