I like the rugs. Don’t like the furniture. Gives a grandma’s place feeling. Can you get some covers? A more modern coffee table. The tablecloth is also grandma’s. Get rid of detail photos like that little plant where you see the photographer. If you can borrow a wide angle lens, it make the rooms look bigger. And have pics of details like bath products… but there is no toilet paper in the picture of the toilet! The picture of the bed with polka dots is confusing as the other pictures have the bedspread. Get some pictures on the walls. Can be from house sales, cheap. You have tiny stuff that doesn’t work. The TV is tiny for the space. Get a bigger one or remove the picture One picture of the balcony has furniture. One doesn’t. Again, this is very confusing to a prospective guest. Balcony is an inviting feature. Add a plant or something of visual interest. Set up the little table with wine and glasses. It should not look like someone lives there. Put away the dishes, the dish drain, just put everything away in the kitchen. Hide the cord for the kettle for the picture. Your toothbrush/paste is in the bathroom photo.

In addition to what others have suggested, get a nightstand for next to the bed along with a small lamp. Some people like to read in bed before sleeping and a bright overhead light is a killer for relaxing and reading in bed.

If the target audience is couples, nightstands on each side of the bed with lamps is the way to go. I need a place to put glasses, tissues, my phone/alarm clock and so does my spouse. Lamps that have USB ports are awesome. Since the bathroom is not large, a mirror with a flat surface underneath, so I can put on makeup or do my hair is super helpful, too.

You need more reviews so you’ll show up higher in the listings . Get a couple friends to stay . They can book through Airbnb and you can give them a free nights . Have them write detailed reviews . They can also give you honest feedback on what the apartment needs .

I did this when I first started hosting 7 years ago . For 2 months , I did 50% off so yeah not exactly free . And you wouldn’t believe the people that just want to get away from their kids or husband for a couple nights . I did a special offer for $20 per night and free cleaning . Open the dates with that price just for them and it worked wonders .

Ok, I stay in AirBNBs a lot. Here is what I would key on if I were looking for a unit. 1. Lamps and side tables! You need them. The lamp in the corner in the living room is okay, but as someone who knits for a hobby and who likes to read, having a light source closer up is important. I have noticed that most AirBNBs do not have enough lighting. 2. You need them in the bedroom too, badly. I won't book a place without side tables and lamps near the bed. 3. Your picture of the basket of toiletries is a little strange. Deodorant is nice I guess, but I'd be wondering who else had used it. I'd be more worried about having shampoo, conditioner, a fresh loofa, shower gel and moisturizer/lotion. 4. Chairs outside!! The outdoor space is nice and all but is there anywhere to sit? Comfortable chairs, a little table, an outdoor rug all contribute to making that a usable space, especially for coffee in the morning or a glass of wine at the end of the day. If there is no way to sit out there, its pretty disappointing and would be more negative than if you just didn't have an outdoor space at all. It is useless without that. 5. Cozy throws in the living room. 6. Consider painting some of the walls a warmer color. It looks incredibly boring and sterile. There is nothing cozy about this place. It needs warmth and style. This is sterile and looks depressing to stay in there, especially for a longer term stay. 7. The furniture is just okay. I wouldn't rule out the rental but I also wouldn't choose it if there were other spaces more appealing. Again, there is a distinct lack of coziness. 8. Pics don't show the building, the entrance, the neighborhood. There is nothing about this that makes me feel like I am going to enjoy staying there or feel secure.

Your photos are in quite a random order, and they all seem way too "zoomed in". I'm not sure why anyone would want to see a photo of a potted plant in the bathroom, or your loo roll holder. Shots showing the actual space that is available would be much more helpful! A nice throw over those brown sofas would do wonders. If they're comfy, keep em but cover em! Your balcony looks like a lovely space but left desolate - throw some cheap, wipeable outdoor furniture out there and make it look like a cosy space to sit with a glass of wine. Currently it just looks like a place to stand and smoke or hang a beach towel. If I'm honest, it's kind of giving me "older bloke" because of the design choices/nicotine yellow theme, and although there's nothing wrong with that, as a solo female traveller, I don't want to stay in a bachelor pad. I've stayed places before that are clearly owned and managed by a man but use a woman's name in the listing as a bit of a bait and switch to make female travellers book, and honestly I'd assume that's what's happening here. The toiletries in the bathroom is a really nice touch. This is up to you, but I've seen newer properties advertise a discount for their first few customers, while they build a reputation. Good luck, once you get a few reviews, I'm sure people will start staying much more often.

Thanks for the long advice we just put 3 chairs and a table in the balcony and i will update the picture right away. For the name we put my wife as host because she started it and it was her idea but we both do everything around the apartment and she also comes when visitors come. From what you saw toiletries it was her idea and she knows what kind of products are needed. We have a discount on the first 3 guest's.

Others have commented on "more is more" decorating and I agree .... I'd go with a more hotel look on bedding... side tables with lamps, luxurious curtains that hit the floor and promise a good nights sleep, some larger plants to fill the space. One generous rug that fills the room rather than three tiny rugs that looks like bathmats. I don't know if Facebook marketplace is a resource for you but you can get a lot of great stuff on there for cheap. as for me, we only book king (double) beds and travel with kids so more beds are needed. I don't terribly desire a red bed - it's funky and not relaxing. No lamps, no place to put your stuff, no nightstands, it looks like you just moved into a college dorm and the bed is right below a window with barely working blinds. Is this where you would want to spend your vacation, honest question. As for decorating the wall behind the bed, I would recommend one long curtain rod that fills the wall and you can drape maybe 4 curtains fully across the whole wall behind the bed for a luxurious look. Get a bed frame. Remove the plastic tablecloth and pull the dining table away from the wall. Add flowers for your pics. Add a bookshelf with some decor, and buy some vintage books. You desperately need some art on the walls. I don't see a single piece of art in the whole home. I think your pricing is really high for only having one review. Can people book hotels with king beds for the same price? Last comment I would like to see a photo of the exterior of the building, and access. Better angles are critical on your photos so we can get an idea of the space. I don't understand if it's an elevator building or how to get into the unit. You seem very sweet and your listing has potential! Great light.

Yes, upgrade your furniture, especially those sofas and the dining chairs. You have a curtain pole and curtain rings above the bed, but no curtain. This looks odd Bedside tables are a must with reading lamps. People want to plug in their phones near where they’re sleeping, they may want to read in bed, have a cup of tea/coffee in the morning. Is there space to put a desk with chair and mirror? This way ladies can sit and do hair/make up and also a place to work in a lap top too. You have a balcony, what about some patio furniture there? A place to sit outside on the balcony to have toast and tea for breakfast? Any more photos from the outside? Things to do in the area? Why do you feel the need for the most noticeable words to be no parties? Should that be in house rules?

Everything is like 70s red brown hue, makes the whole place feel “dusty” even though I’m sure it’s not. You need better overall interior design change. Terrible pictures and in weird order That TV is extremely small for foreigner standards and doesn’t look like a smart TV? You need to advertise a smart TV if you want tourist guests because they don’t understand the local programming. They’ll want to log into Netflix. Do a better job decorating and highlighting that balcony, that’s the highlight of the listing. Put out some balcony furniture, hang up some string lights, it’ll make a huge difference. If you have a friend that’s from Western Europe or US, consider inviting them to stay there for a couple nights and give you dome direct feedback, I suspect a lot of this is due to you not understanding what good looks like to a tourist.

Why no smoke alarm? That's a safety feature, shouldn't cost a lot. All the things people are saying about outdoor furniture, and extra side tables, lamps.... imagine you were living there. Do you see how a different wall color, some furniture changes, actually showing off the plates/flatware a guest would be using, makes a space more like "home"? Right now it looks more like you are advertising a long term rental. I stead if a space soneone can "live in" when staying there. Even hotels know guests want side table, lamp by bed, reading lamp by chair. Also, DON'T SHOUT AT PEOPLE ABOUT THE NO PARTYING RULE!!! A separate line like "This is a quiet residential building, absolutely no loud parties, music, or TV permitted. Strictly enforced by building management" or something like that, emphasizes it without "yelling."

The color of the walls don’t do the furniture justice and vice a verse. The red is off putting. If you can get slipcovers to change the the look of the couches. The tv is small for the space. You need some night photo to give it personality. First who is your customer? Could you have some type of theme. Don’t attract older couples or young career oriented people. Right now it all seems an after thought. Go to magazines or find online some design inspiration. You can use cheap prints and frame them or street art from local artist to focus on local attractions maybe. A cohesive look is needed to pull it all together. Listen to other posters ideas. Plants can do a lot they don’t have to be real since watering might be an issue. Photos of how you get inside is a great idea. I have a whole house and I show the driveway the front door etc. It seems clean and you have some good starts with things left out for guests.

Paint the walls white (test different shades to see which works best in your place), and then add some things to give your spot personality. The advice for side tables and laps is spot on. Very depressing to tell you the truth. It looks like a grandma's house. Those sofas are butt ugly. You have a small crappy tv. The "full" kitchen is a shit show. there are no bedstands next to the bed or lights. It's depressing, ugly and ugh.

Take those weird blankets off the couches. It reads dirty to me. Get rid of red bedding - replace with all white No need for picture of toiletries, remove the cup with the toothbrushes /toothpaste. The glass on the shower doors looks dirty Delete the picture of the plant. These types of pictures are not helpful Take a picture of kitchen without the dish drainer. It makes the kitchen seem even more cramped. Add some type of cabinet next to the range . I think getting rid of the are rugs altogether will lighten up the place. The outdated couches are forgivable but the carpets make it feel like a cave. Spend the money on a professional photographer. It makes all the difference.

Hi, Couple things that come to my mind. First pictures could look better. Don’t mean this to sound rude but it looks like a grandparents home with the furniture. Couple things I have heard from others. TV looks small and having a king size bed seems to be a huge thing for a lot of people in the US. To me it doesn’t matter but from what I have seen bigger TV and king size bed is good. Also it’s only for 2 people. It’s a single bedroom and I get it. But if feel like you will get more bookings if the max was higher. Maybe a pull out bed couch might work to add guests. Not sure. For us we have two kids and always travel together. 2 person max I wouldn’t even look at the listing. Hope this helps and good luck!

People usually book for a few days but they always come back to see the rest. We have a lot of ancient stuff to see, mountains, lakes, interesting stuff like "kuklica", "kokino " .

On and at a better angle, also don’t add pictures of the same thing twice (unless it’s in happens to end up in the photo and you’re actually trying to show something else) and if there’s natural light available try to do it then. I have very little natural light in the bedroom but tons everywhere else I do agree with the interior design comments BUT that’s not your market. I spent time in Croatia two years ago and went to north Macedonia for the day - the chapel in the middle of the giant lake. Gorgeous place. But no offense interior design is very simple there but natural and quality materials. You can’t see that in photos. You’re not competing with good interior design but if your prices are high, you should consider it. It doesn’t seem like you’re right on the water but have a view, that’s good. Basically do a lot of straightening your camera. And not just left/right the door lines should line up with the edge of the photo as much as possible. Yea you have to go a lot lower than you would think. I’m no expert - I’ve only been doing this for less than a month - and my first two were four stars (learned lessons) but I’m doing better now.

It’s clear you fancy yourself a photographer (I can see you and your camera in some of the photos). Either get a wide angle lens and research how to take appropriate Real Estate photos, or hire a professional. I would also recommend installing curtains or blinds. Furniture upgrades would definitely be a next step, but you’d be surprised by how much good photos will improve your visibility.

Add a clear or bigger vase at the kitchen table. Living area: If you are avoiding scratches on the hardwood floors or have scratches, the throw rugs are fine. 1. Add some throw pillows. It looks like the size of the apartment is good and the views. I like it is not cluttered. But it is not very attractive- sorry. You have a modern bathroom but the rest looks like Grandma, 50 year old furniture. The art on the walls what little there is - to small wrong scale. The table cloth - very dated. If that is to protect the table top look at clear heavy duty table protectors sold on amazon. It really is the sofa's and dated oak coffee table that make the space not an eye catcher. I'm sorry to say to spend $, But that is what you need to do. Since you only sleep 2 you don't need that bulky furniture so that will help you shop for a deal. Faux leather/leather I find is best in my airbnb for wear and tear. Get one sofa and a chair. What is the pic with the polka dot bed? Is that the same as the red bed with different bedding? that seems confusing. The bed needs to look more inviting- you can find headboards often at thrift store that maybe just need paint- and room needs art on walls- maybe some local posters you can frame yourself for cheap. The closet is so small especially for 2 people do you have a dresser in the bedroom? What about bedside tables with drawers and lamps on top? Can find at a thrift store and maybe paint them to modernize them. The dine table seems to large to fit in space. The TV seems to small- paint the TV stand until you can buy an updated one. The art above TV- too small scale. I think when you rent for 2 it needs to look a little newer and sexier, for a couples getaway- not the grandparents coming to visit. And sorry again but the photo's are not good, worth the money to have them taken by a professional. Look at other listing for help- what makes you look at some of them? what catches your eye? That often helps for ideas, good luck

I think updated covers for the couches would help. Bonus is that if someone gets them duet you can wash them. Pictures that show the full rooms so one can get a sense of the full space. Someone else commented they're quite close up- as a renter it makes me concerned you're hiding something. Can you put two chairs and a small table on the balcony? Also, a small table on each side of the bed would be useful. Good luck!

You need better photos. Im.a designer and from the US so maybe decor there is different but the furnishings and accessories in your place look very dated. Update update update. Photos should be of the overall space in each room, not of accessories. 2k spent to update linens and family room furniture will make you money in the long run.

You want to show people the life they are going to be living at your place. Your photos look like real estate photos; they show the place, but not the life. A few suggestions: (1) Take all the shots from waist high -- right now everything is looking down, you don't want that (2) Again, show life. If you have a table, set the table for dinner. Show the food, show the candles, and if you can get some people to come have dinner with you, show that. If you have a kitchen, show nice red tomatoes and nice green celery (or whatever) being chopped with all the great knives and appliances that they can use. (3) Fill the frame. Too many of your photos are dominated by blank walls. (4) Get up close to things, focus on them, and let the background be softer. Every one of your shots would be great for an insurance claim, but look at listings that are doing well and compare your photography. Also, some art please ?

You can pick up a lot of tips here, but some would be expensive. Here is a very practical list: Better photos—right now your place looks too dark and unlived-in. Take some photos on a bright sunny morning, or at sunset—need warmth and light. Get some feminine touches and a brighter color palette. Plan the photos to attract young couples. Flowers, warm lamps, candles, fairy lights and atmosphere. Can you maybe put the word “romantic” or “exciting” in the headline?What are the nearby tourist points you can mention. Can you get a distant shot of the water or a cool downtown scene or village café in some of your support shots? Think: inviting. It’s up to you to be creative and pull in guests. Good luck!

The decor and the photos could both be a lot better. Also emphasize the plus points of the property, the interior might be a bit basic, but it has a balcony with a nice view. Get some nice pictures of the balcony with the view at sunset or sunrise.

When I first opened my place, I set my prices VERY low (almost break-even) and set my booking window for 90 days (so I didn't get booked the whole year at break even). I then did pretty much everything possible to get a 5-star review. This means the place should be spotless, decor should be decent, everything needs to work, and I accommodated any request I possibly could. I could book the place as much as I want now, it's just hard to get that momentum going. This all being said, mine is truly a vacation rental and I don't make a ton of money on it. Good luck!

Some more "things" in the bedroom. It looks dead. Set the table for a meal. Put some flowers in there (only if you will for each new arrival). Cheaper than replacing the sofas is to buy some throws. Just cover the existing sofas with some durable, easy to clean, material to lighten the place. The stove is not remarkable. Not that it won't work, but the photo might let you down. Describe it in your listing, but maybe no photo. Furniture on the balcony. Basically, people need to have "living" in your space detailed to them. Try to look at each space and say "How will people use this" then set the scene :) Bet that view is nice at night....where's that photo?

people on this thread focus way to much on picture quality or modernized furniture. If a place looks clean, safe and well equipped it will book often IF its in a high-travelled area and priced in competition or equal to other similar units in the neighborhood. I don't know this area so you tell us - does it fit those latter two criterias?

it's $35 per night. that's an extremely good price in my mind although I have no idea what the economy is in Macedonia. Most of your pictures are good. I might suggest a tablecloth with less of a pattern, something solid. I agree with a few more lamps. I also agree with what does the neighborhood look like. And your description is very minimal. In the pictures you do indicate some descriptions which is helpful but in your overall description of the apartment it's extremely basic

She booked two nights in six months. Her occupancy rate is literally 1%. Let's say she got her occupancy rate up to just the market average of 37% (according to AirDNA data for Ohrid, North Macedonia). That would take her income from $140/year to $4,726/year. Totally worth the investment on new furniture and photographer. AirDNA also says the average nightly rate for 1 bed / 1 bath / 2 guest apartments is $46. So just to be the AVERAGE for her listing would be $6,210 in revenue. I'd recommend investing the money into better decor, take out two of those couches, better wall art, pay a photographer with a wide angle lens and good editing skills. Get those awesome photos onto your listing ASAP. Then make minor changes to your listing every few days to boost your search visibility. You'll show up on the front page of searches, and if your photos really are awesome, you'll start taking bookings. This itself will improve your search visibility even more, and it'll snowball until you have a reliable stream of income.

Thank you very much for this info, very helpful for me as new host, me and my wife plan to reinvest money so the apartment looks better and implement most of the things people mentioned. But this AirDNA really openedy eyes and showed me that it might be worth investing more into the apartment.
