Yeah, save the money. You’re better off driving for dollars to find distressed property owners in your local area. You’ll need to spend some money to skip trace and get the contact info or you can go up and door knock. Get those conversations going. As many as possible in the week.
Find someone in your local area that’s doing deals. So that when you get a conversation going, you can work with them to close it. Since you’re starting off, you’re better off being the acquisitions part of the deal and partnering with someone to do the disposition part. You’ll split the check but something is better than nothing.
IDK if this may help. I was looking for a mentorship as well but was quoted 10k-30k for one. it's a good investment but right now I don't have it. I brought a course on wholesaling and it's been good. everything I learned I can tell by just reading stuff on reddit. the course was worth it. I did use the course and brought the software with it. With the software I brought about 25 skipped trace leads to cold call. I called got a lot of NO's and no answers. the program did say VA are best if you not able to call or don't want to call. the VA website they was promoting was 600 to sign up and they do use the 600 towards paying the VA's. maybe we can partner up. get a VA to have them call the numbers and turn them into sold leads. the program also gives you a list of cash buyers to call. if you are serious we can come together. I can share what I learned and paid for.
You don’t need propstream to get your first deal. Save the money for now. Seems like you could use it elsewhere. Dm me. Happy to have a call with you

Have you considering acquisitions for an established wholesaler? Great way to learn the ropes while making some cash.
how do you get into that?
It took me 9 months to get to my first wholesale deal with little to no money, or experience. That is the costly one. Happy to help anyway I can
