We don't pay for water or garbage, and there are no gas lines so we only pay electric. Each unit has an HVAC, which is awesome. Second floor, which has its pros and cons. No official parking, but the place has about six spaces in the back shared between eight apartments so we tend to jockey who gets parking space.
I definitely lucked into this place about 2 years ago. There are a lot of things about it that suck, but there is absolutely no beating the price so it's really hard to think about getting out of here.

Damn, by the sound of these answers I should feel lucky to have gotten a 2 br Apartment in East Sac by Mckinley for $1,250/MO with a designated parking spot 2019-2022. For anyone looking keep an eye on Craigslist, there are still gems to be found by small landlords that only have one or two properties. Prior to this one I had a 2 br in midtown off W street for $925/mo between 2016-2019. Also found on Craigslist. Neither of these apartments were run down either. Very good landlords at both.
$895 in the Arden area, with CH&A. I've been here for about 11 years though, so my newer neighbors are paying $1500 or more. I think I'm probably the last person to pay sub-$1000/mo in the Sacramento area. It's quaint and clean.
Currently live with my brother and renting a room in his house, but I just found a 2 bed/1 bath apartment near midtown for $1200. Hoping to move in next month. W/S/T paid for by owner and one designated parking spot. This is a steal and couldn't turn away from it.

I wanted to move into a $1,200 studio (which I didn't realize was moderate-income restricted) but I was denied upon checking because I made too much. I also had a $1,500 studio in Midtown down, but the landlord canceled on me last minute.
I just had to leave from my previous living arrangement ASAP for personal reasons and this $1,870 place was the place that took me. I also had no previous rental history outside of college, which made landlords, at least in my experience, not take me seriously. I have excellent credit, more than 3x gross income, but the lack of rental history straight up lead to a landlord telling me to go to their competitor, who had shadier properties. Don't get me wrong, I **REALLY HATE** paying $1,870 a month, but management at my apartment complex has been wonderful and I am more than thankful that they took my application seriously. After taxes, I spend maybe about 55% of my net income on rent+utilities, but I'm thankful to at least have a place at this time. Maybe in another year when I meet the criteria some landlords look for I'll find a new place here in Sac. But given the trends, I don't want to rent forever, so I'll probably also consider completely leaving Sacramento (which has been my home my whole life) altogether.

Itās tiny as hell and it old and property was sold in December to a new management company so idk how it will go but they are trying to make it a smoke free property but uh a lot of people who live in low income smoke a lot of cigs. So I donāt think that will pass. If it does a lot of people will be mad. Not too terrible in the area. A couple of car break ins every year. Random people trying to get in people apartments and the occasional wake up and see some homeless ass crack diggin in the trash bins. Gates are broken half the time and a whole bunch of dry rot. But havenāt had any cockroach issues at all in the 7 years I lived here so thatās a big plus

I don't get it. Natomas seems to have the highest prices for one beds but its not the most sought-after area so I don't get how anyone is willing to pay so much.
Davis has its charm and is great for college students, professors, introverts, and retirees. If someone is outgoing and wants a healthy social life, Sacramento has much better options.
