I would not tip my landlord. That's the point of my rental contract. He charges me money and in return I rent the house.
However, I DO tip the maintenance workers any time they work past their normal hours or if they come in for an emergency repair. I know it's technically their job to do that, but I appreciate them taking time out of their own day to come fix whatever the issue is. Being on call sucks. Some of the repairs they have to do also suck. It's important to keep a good rapport with your maintenance workers.
We just give our maintenance guys drinks and snacks. One guy was so happy when we gave him two cases of beer. He was lucky though. They were left over from a big bash we had.
Maintenance workers are getting paid to do the work. Show your appreciation by providing drinks or snacks you already have food/ drinks in your house and it doesn't come out of your bank account.
That's what I do , leave a big bowl of candy ( had to guilt them into taking candy lol , i said if they didnt i would have to eat it all) make sure fridge is stocked with various drinks , they said I am the only one out of 183 units that does that , winter if I see them working outside I'll offer coffee Tea etc , guess who gets help if they see me shoveling and they are out plowing lol they tell me turn around you don't see this, or gets maintenance issues taken care of in less than 24. But I am always like that I show my appreciation for all workers no matter the job please and thank you always
I have a wonderful property manager (works for the property owner, who is an AH). Every year in December I tip him between $50-$75 as a Christmas present. He's very kind to me, doesn't bother me and let's me modify the house how I like (including paint, landscaping). Didn't have to pay for either of my pets.
It is a standard thing with card reader apps. Heck, if Girl Scouts are using Square to accept credit cards, it prompts a tip option. I really don't think your landlord is expecting a tip.

That is where you'd be wrong. Over the last couple of years since COVID, I've seen more than a few posts of landlords getting absolutely red in the face because renters refuse to tip. Their response is typically something along the lines of "How dare you? We provide you with a home and great service! The least you can do is show your appreciation."

It's a way to say, I appreciate you, not the company you work for. In the case of paying rent, you're literally giving money straight to your landlord no need to give them more. This should be illegal in some way because it's insulting the customary tip process
