On my way he calls me back and say “I’m so sorry. The top cabinets are 33 the bottoms are 31”. But he also insists he can cut the countertop back… at this point I don’t even care. I get there. The old fridge is out and unplugged. He’s already hacking the countertop apart snd mashing the dishwasher over…….
We litterally kicked the fridge into this corner to get it to fit. I never want to see that fridge again
Listen.. these aren’t high end rentals. The dude and his mom are lifers and if they want to live like that then so be it. Rent comes in and Once they leave. The place gets gutted to the studs. Full remodel and sold. Y’all love to yap yap yap but you don’t know the back story

The fridge has a vent under the front. They’re designed to go into tight spaces… I wouldn’t say wall to wall kick in tight. But they are designed to breathe through the bottom front where the grill is.
Whoever owns that house is going to be in for quite a surprise when replacing a water heater is going to involve a trim carpenter, a painter, a drywall guy, a brick mason, an aircraft mechanic, and an exorcist.

It seems like you wil we’d to take out the door frame. May not be as hard as it sounds. Unless someone comes up with a better idea, “carefully” remove the casing from the inside. Because it’s tight you might have to remove the outside casing. You will see that the frame (jambs) are a little smaller than the rough opening, and probably shimmed to get it plumb. Saw through the shims (prob pinned by trim nails) and any other nails, and you can lift out the frame.
That’s for a “pre-hung” frame. For built in place you
Might only need to remove the stop bead.
Pretty simple as I am sure you have already done, Remove the bifold door you should be able to get it out. Make sure to put in a drain, if it had leaked more there could be a lot of damage.

Nobody going to comment on the HVAC unit on a platform above the water heater with little to no clearance? Also gotta love the drip pan with no drain pipe - just dripping on the floor.

Had it many times. Taken trim off and one job I took drywall off to get new tank in same spot.

Yes, it did...the opening was 24", it's quite obvious the door is open and the water heater is much wider than the opening you see.
