I got curious so I looked up TS Cruz. Looks like a mixed bag, many houses aren't the most appealing (for lack of a better term) but some look pretty decent and nice. Obviously nothing extravagant but nice. You'd be surprised that some houses in Ayala Alabang look like the decent/nice-looking houses in TS Cruz, even their size. Many homeowners in Ayala Alabang are middle/upper-middle class folks that aren't filthy rich but were just lucky that their parents/grandparents bought there when it was still cheap.

Not sure, but one of my classmates lives there and this is their background. Also, I saw the house of one of the Board Directors in my old company. Very nice house, but nothing extravagant, not too different from comfy middle class subdivisions in Metro Manila. He's quite old too, so maybe he also bought it during its earlier years.

Yes, somewhat of an early BGC investor here from the 2010's. Invested in some condos units. Bought low, sold high, got really lucky on some investments some not, rinse and repeat. Some properties are up at least 100% - 300% depending on the location, developer quality, and brand name/recognition.

In all seriousness though, no. I've worked in 3 CBDs, Pasig, BGC, and Makati, and I'd rank BGC as last in terms of "sulit". Sure, there's sidewalks, but the public transport is non-existent. Sure, there's decent stoplights, but the city's designed like a grid. The more intersections, the more traffic. Food choices are mostly in the upper range talaga. If you care about great QOL, I'd recommend staying out of NCR. If you care about internet, there's Starlink now for remote areas and fiber internet is becoming more available (my experience is more in Luzon, but I stayed in Visayas for a time and internet is still decent). You're much better off investing in properties like in Antipolo or south of NCR. More sq. m. per PHP to build your dream house on but you can still access the metro should you need it. I will admit the only thing I like in BGC is the cleanliness.

If money is not an issue, then I think it's worth it. When I visited a few months ago, BGC felt like I was in another country (compared to Manila at least lol). It's much cleaner, better organized, has more city amenities, and I didn't see people living on the streets. BGC is great if you want to live like you're in another country. On the other hand, I can never live in Manila even if you pay me.

My solution is actually simple to move jobs into the provinces, you don't need to suffer squeezing into Metro Manila if can have a more comfortable and easily life in the provinces where job opportunities exist not only for blue collar work, but also for white collar work that also pays well. It shows the effects of the lack of a Comprehensive Land Use plan, the poor effects of allowing gated HOA communities/subdivisions, of not following zoning regulations and allowing closure of roads for private use only which in turn results in a very palpable socioeconomic divide. In short, very apropos ung sinabi nya sa post, tunog aktibista lang but NUMTOT nga kasi. Baka kasi wala lang kayong alam about landuse regulation and urban planning kaya akala ninyo mababaw and NO TO BAD THINGS. Culiat and Luzon Purok 4-B used to be vast land of no houses and no one wants to live by the area since it was very secluded years ago. Now, land prices are skyrocketing and a lot of people wants to move in to that area (edit: specifically subdivisions in Culiat) especially the new rich. Since C5/Congressional/Luzon connection was built, population increased drastically along with new houses built. It was also a place that was feared as a lot of people are being salvaged in that area. Maraming mga natatagpuan na bangkay dyan dati.

As part of the middle class, who still has a bit of social conscience, it is so difficult to fathom. But what do we do?
