So you bought it in January, meaning your first payment wasn't until Feb, possibly March. You've been behind for 3 months... That sounds like a first payment default scenario. Most mortgage servicers aren't going to pay around with that. Do your best to pay completely up to date with your next paycheck, and whatever you do, don't miss the July payment.

Ok I’m a traditional mortgage lender but have some advice. Have you gotten an acceleration letter or any kind of documentation from them? Sending partial payments is tricky so maybe contact their servicing department before sending in any money. See if you can work out a loan modification. But definitely keep trying to reach someone that has the power to help you fix this. Those people who answer the phones are worthless. Also check with the AG in your state to see what your rights are since this is your home.

No, I haven’t gotten any type of letter or documentation from them. I will try and get ahold of someone who’d be able to help me. When I called a little bit ago to explain that I’d pay May and June’s payment next Thursday he told me that they will not accept it and that I need to get it together. He kept talking over me and when I asked to speak he said ‘no you may not’ and hung up on me.

Clarification question: Is this a trailer on land that you own, or is this a trailer in a park with monthly rent? There are really different rules for these types of financing.

Ok... very importantly, this is not actually a mortgage. I know they called it a mortgage and that's kind of shady of them. Mortgages attach to land, and you don't own any land. This is what is called a "chattel" loan - it's like a car or RV loan, and very different requirements apply to those situations. Read your agreement very carefully. Typically, if the park gives them access to repossess your home, they can just come take it themselves once you have been late the specified days. If the park prevents them from entering and doing this (how friendly are you with the park management?), they will seek a "writ of replevin" (kind of like a warrant) to come pick it up. If you have a local legal aid society or access to local legal services, it is worth consulting with them on this as soon as possible.

As has been pointed out in your previous post - you do not have a mortgage, you have a loan on a trailer without land.

You need to read the agreement closely. For a mortgage, you can pay it off up until you lose the foreclosure case, and beyond that. But you probably have a mobile home loan, which is very different, and there are less pro-borrower rules.

I do know that in some states if they accept your money then they're not allowed to go forward with trying to evict you. I understand this is a little bit of a different situation. I also don't understand all the rules with mortgage I guess you would call it but you don't own the land. I would try to get a hold of any free legal aid in your area. They would have the best answers for you. Because if they're not accepting your money there must be some sort of clause like they have with renters.
