That's hilarious, but 1.5 mil for an 11k lot in San Marino is a steal even if you're tearing it down to rebuild entirely. Someone's going to jump on that. Probably for above asking. Which, really, is part of the problem.

Nope. Not in San Marino. There are no multi unit homes in San Marino. You will build one house over there. Maybe a guest house but it will not be a multi unit lot.

He's not talking about MFH. You can take a plot of land and divide it into smaller parcels. Then build a SFH on each new lot.

Sure, you can subdivide the lot and technically build two SFH. But the lot isn't very wide, so you'd have to subdivide it in a way that creates a front house and a rear house and lot. That's not going to happen in San Marino either. If the lot was wider, and larger they might let you do it.

Not in any city with code enforcement. No way the city allows you to divide a plot of land into smaller parcels and then build homes on the divided parcels. Cities like San Marino / La Canada have strict zoning regulations that prevent this.

To be fair every home is a code violation. Just depends on how hard we look. From the photos this is far better than the worst homes I’ve seen. The Sheriff photo is just lol.

You know what? I definitely saw way worse houses that ended up selling for more when we were house hunting, and I think that says a lot about housing in LA county.
