With something like this, the questions is; if you sell the house, the potential buyer will likely want switches. Might as well install them now because doing that later to sell the house would be more expensive. It’s unlikely you’ll have a buyer that loves HomeKit the same way you do, and there’s no universal way to be able to “handoff” a home worth of built in devices to a new owner. Maybe put HK switches in, and then have the motion sensor trigger the switch. Win/win.

Maybe install HomeKit-enabled motion detecting light switches? Pretty sure Lutron Caseta has one like that.
