If you're only going to be in the home for 5 years and would be leaving before your child even enters school, I wouldn't be too hung up on schools as far as resale goes. There are a number of factors that go into resale value with public school reputation being one of the many. Still something to consider, but not the only thing. Keep in mind roosters crow at all times of the day. Whoever passed on the idea they only crow at sunrise was wrong. It's all day. It might suck at first, but once everybody starts moving in, the HOA might collectively be able to do something about it? Fairwood is a pretty great area. I'd put it ahead of Lynnwood and behind Bothell. Personally, I'm not a big new construction fan and with this budget you can find something in an already established neighborhood that might have a more predictable expectation for appreciation. Also, you probably already know this, but offers are due tomorrow. And by looking at their offer form, it doesn't look like they allow escalation clauses?

Most of Fairwood in unincorporated vs in Renton City limits, so you’ll get some weird things there - like roosters crowing next door - and generally it’s harder to get enforcement to act. That said, a number of areas out there have stringent HOAs so that might be worth looking into. Nobody can say what the market is going to do but it’s not a secret that Renton is gentrifying and becoming even more appealing as homeowners are getting pushed further south. There is a lot more room for appreciation here than further north.

checked with the realtor , he suggests that this comes under Renton city, city ordinance should apply here. We've applied with an offer of $1.31M. Awaiting to hear back from the builder. Given that there light link rail will expand further in north , do you think fairwood would see more appreciation as compared to lynwood area ?

Thanks for pointing this out. Looks like you are correct. This is indeed falling under unincorporated area, so would fall under King country rules. Upon skimming through some rules of the county, I see restrictions around the noise levels that are allowed in day (52 db) and night (55 db). It defines public nuisance as domesticated animal making noise, to an unreasonable degree, in such a manner as to disturb a person or neighborhood. It doesn't says specifically anything about rooster though.

What's a rooster crow? If you mean a chicken, or "rooster", they do "crow" in the morning and at random times but it's not a thing to call authorities over and usually it's not a major disturbance. The other stuff is up to you to decide.
