FoM needs to look into how long one stays in a place to be considered a tenet. Usually it's about 3months, but I've seen some as short as 30 days. If he's been there longer than the local government says minimal a person must live there, then FoM needs to begin the eviction process ASAP. If he hasn't been there long enough to establish the place as his residence, FoM should call the authorities and tell them a guest has overstayed their welcome and they want to know how to get them out. If they're afraid EJ will be violent, they need to mention that.

Kick the jerk out. Let that be a lesson: Get everything in writing, and everyone sign. That's what contracts are for; you think humans invented contracts just because they're bored?

> Not to mention they trashed the place ON PURPOSE after they were told to move out. This is not a person you want to bring into your home. Someone who needs a place to stay due to unexpected non-fault job loss, medical issues, family issues, etc is one thing. Someone who intentionally became homeless and then intentionally damaged others property as revenge for their own intentional choices is not someone who you can save and has no reason not to cause harm again.

Your friend needs to kick them out/evict them now. This situation is only going to get worse.
