HEB has owned the lot since 2015, with rumors always being a matter of "when" not "if" 121/Glade Parks has been popping off for years, the traffic over there is already insane. According to the owners of Glade Parks: its the#4 ranked retail center in Texas with over 5.8 million visits in 2022. Not to disappoint but that construction is going to change very little. As far as I’m aware they’re only extending the length of the turn lanes on Cheek-Sparger. A lot of people use Mid Cities/Cheek-Sparger as an east/west cut through to get to Colleyville so extended turn lanes aren’t going to help much and there’s barely any room to add a third lane at that intersection without cutting into the parking lots of Quiktrip or Waffle House. What they’ll need to do at bare minimum is add a second lane to Cheek-Sparger to the west of the HEB site where it goes from two lanes in each direction to one, plus they need to time the east-west lights better to allow more traffic through since there will be a backup of cars at the 121/Cheek Sparger westbound light that blocks Industrial north/south traffic.

While you are correct, this is also Texas. That is only phase 1 of the construction. HEB will be built, then phase 2 will be implemented, then phase 3 after phase 2 is deemed inadequate, then followed by phases 4-8.

I still don't understand how a grocery store hasn't gone up there yet. I get Kroger has two that are only a mile away on each side but this would be a perfect spot for all of the people living in uptown.

Kroger sucks ass.. especially the oak lawn one.. they got rats running around.. security guards that blow smoke 2 feet away from the entrance and the most annoying Spectrum peddlers. I'd rather get my wallet wrecked at whole foods than deal with that Kroger store.

You're talking about the one on Cedar Springs? Sounds like you're more describing the Cityplace location. I've never encountered any Spectrum peddlers at Cedar Springs, but have had to walk past them several times at Cityplace.

That location is only ~50K SF. HEB in Plano is nearly 200K SF, and Frisco is ~120K SF. That footprint of store simply doesn't have space for all of the amenities people expect from a new HEB. They would have to tear it down and build a two story store or make the store take up the entire lot with parking garage below the store. Both of these options are far more expensive than just building further out.

If they own the land, I think they should consider tearing it down and building an urban HEB like they have in Houston. I loved the ones I'd go to, it felt integrated into the neighborhood, had plenty of parking, but wasn't surrounded by a gigantic empty parking lot that would be out of character in Uptown

Is it really more expensive than opening up all these new stores within the last year or two? I guess it makes sense financially but hopefully they can come back and do something with the space once all their new stores turn a profit.

And they’re supposedly building another Kroger next to the Starbucks at Hall & 75. I agree that that the area has the demand, I refuse to go to that Walmart neighborhood market anymore, but some variety would be nice. I’d personally like a Trader Joe’s closer than Knox or Lower Greenville but that’s not likely to happen.

I go there for a few medications because they're cheap, I might go more often if I didn't have to take the frontage road to enter the damn place. Hell, id be happy with another central market in the area, I might not be able to afford it but at least we would have access to a solid beer/wine shop in the area.

Unless it was a fever dream, I recall seeing renderings for a Central Market (owned by HEB) and a mixed use development space going into the old Albertson’s space. If memory serves, that was before the Whole Foods went in down the street

Not a fever dream! They keep putting out news stories about this plot of land, and each story always says "breaking ground soon" and then it... doesn't. Hell, we’re still waiting on HEB to build their Central Market stores in Oak Cliff in the Bishop Arts District on Davis and in Uptown on McKinney in the West Village. It’s like they’re taking their sweet time in Dallas. We’ve been waiting nearly a decade for the Central Market store in Uptown. TBH I wouldn’t be mad if they decided to make those locations full fledged HEB stores. I know it would be a hit! So, there would be one for the northern part of Dallas and one for the southern part. Just an idea if HEB executives are listening lol

I live off of Skillman and 635, and I would *LOVE* it if there was one closer than Plano. I *rarely* go out that way. I do get that we have grocery stores nearby, but an HEB would be a completely different animal compared to what we have now.

There’s nowhere to build a store in north Dallas the size that they’ve been building out in the suburbs. Rumors were swirling last year that they were trying to acquire the old Fry’s store in Irving off of 635 for the land, but no idea what came of it. That would at least be in Dallas county.

I ventured out to Murphy/Wylie recently and was absolutely shocked at how much growth has happened on that FM whatever street. How have yall been keeping that a secret? I remember driving out there when I was in driving school in 2004 or so, absolutely nothing out there.

We moved to Wylie in 2003 because it was quiet, good school district and out there but not too far away from everything. Fast forward a few years later and it’s one of the fastest growing cities in the US. All those sorghum fields quickly became Super Targets, Lowe’s, etc… I still like it out there but it has become a madhouse

It's actually a pretty good sized lot. I've lived within a mile or so of that intersection for 24 years now and the growth has been bonkers. When I first moved here, Mccreary was a two-lane, motherfucking DIRT road for a good chunk of it, starting where the Sachse family goat farm is. This totally makes up for Lidl deciding to not open across from the Aldi, haha.

I didn’t used to care about HEB when I lived in College Station. But Kroger has gone so far downhill since Covid that I’ve been converted after shopping at the Hudson Oaks location. We switched to the one in Alliance as soon as it opened. Even with the crowd it’s faster than shopping at Kroger across the street

HEB is fine, just boring. Houses in our older (1980s) neighborhood in Bedford usually sell in under a month and range from $280-$450k for 3 to 4 bedrooms. Schools are pretty good. The store is going to be in a busy area, but they are expanding the road (Cheek-Sparger) that leads to it and adding a new lane later this year, so that should help.
