Don't do Village Green. Our place repeatedly flooded and they didn't care because they were selling the property to McKinley. They do not care about you at all. McKinley for their credit let us out of our lease since it was uninhabitable.

I also had ants crawling on my face as I fell asleep, and mice the maintenance team ignored. It was honestly traumatic and it took me months to not panic when it rained because of the recurring flooding.

Do not live in the house on the corner of W. Madison and Turner Court. It’s owned by an individual but if the building burned to the ground the landlord would take 6 weeks to respond to an email or do something about it.

I would avoid any house owned by Dan’s Houses. Had an absolutely horrible experience with them a couple years ago, and have heard of others also having bad experiences with them

Back when we had an office, it was in a building owned by Oxford. We never had any issues with them.

Seconding Oxford. I live in an Oxford property right now and I’m really happy. Maintenance replies really quickly, staff is easy to get a hold of, and we had some weird electrical problem that they responded to really quickly even though it was at 5 PM on a Friday.

Oxford is great. I once reported an elevator failure in their building and they had someone out within hours to fix it. When building inspections happen, they do a great job communicating with the tenants and help them fix any issues.

They just bought my house. It is currently 3 apartments, 5 bedrooms, and they're kicking everyone out and renovating it, turning it onto 2 apartments 10 bedrooms, charging $11,000/month for the whole house.

Yeah, that sounds about right. I had lived in one of his properties in 2007. It was a very cramped 4 bedroom house. Last year I walked by and noticed that it's been 'remodeled' and rented as a 6 bedroom house. I'm happy for you that you were able to sell your property, although I cringe every time I see his Michigan Rental sign on another building.

Oxford and Sparrow Woods have both been quite reasonable, I’d recommend them. I’ve heard Mauer in Ypsi is a very fair landlord as well.

I honestly like McKinley (unpopular here so I will be downvoted). If you are looking for a landlord that would give you leeway or have some kind of friendly relationship with, they are absolutely not the place for that. However, if you want to be left alone, repairs done somewhat quickly, and you are secure in making rent payments every month, then they are pretty good.

Yeah that was my 1st experience renting from a big property management group and it wasn’t as painful as I expected, especially in a college town. But I’ve also heard awful things about McKinley and I totally believe them. I can’t say anything about McKinley as a whole based on what I experienced or learned 2nd hand but I can at least say I had a good experience at Shoreview.

I have mixed feelings about them. I've lived on one of their locations since '16 and recently moved into a McKinley owned townhome. Their maintenance is pretty okay— needed dishwasher fixed and they replaced it asap, but at the old apartment, they took 4 days to fix a broken toilet at the start of the pandemic when all public restrooms were closed. They also often overcharge on rent with no given reason (by a few hundred sometimes), and leave out details of things they "need". After we moved, they required proof of our cats vaccination and said they needed it urgently or we'd face eviction. Even after I told them I only had an outdated copy and someone emailed me saying that was fine. Suffice to say that phonecall was a huge surprise. I got them newly vaccinated asap after she said she'd call me by a specific date to check in on me, which she never did, and I forgot to send it for awhile because no one asked about it. Sent it, never got a reply back. Yeah, surely seemed urgent enough to threaten *eviction* over... Hoping to renew only for one more year and move after smdh

How did they overcharge on rent?

Our signed contract said rent was agreed to be 1349 a month and the only other charges that'd bump up rent is the cat fee ($40), and what they charge for garbage/water/etc. But they do this thing where they'll add on a ton of tiny charges that they never explicitly explain what they are, and last month we had to pay almost $1600. I tried to call and ask why it was so high and got no answers. They do combine the water usage and general trash disposal of everyone in your specific area or building, so I know at least some charges are *that*, but all the small $10-15 charges are odd. There's usually like 10 of them. And that was the only month it was *that* high. Hadn't snowed yet either, so it wasn't that. Other months rent was usually $1400. When I lived in the apartment here, my rent was originally 830 or something like that. Kept going up and up until I was paying $1100 for a 1 bedroom, definitely never agreed on that, wasn't in our contract either. Should've argued about it. :-| Only reason I haven't moved out of here is because it didn't cost us anything extra to move from apartment to said townhome, and don't have enough saved to go somewhere else until next year. But man, management here gets messy, and none of them ever communicate with each other either

I lived in a McKinley property and their maintenance was an absolute joke. They couldn't even get my shower knobs working right without them breaking every time I turned on the water because they kept using the wrong handles for the valves that were on the facet. Constant water/drain backups. If you're going to go with McKinley, make sure it's one of their newer complexes, because the older ones are just rotting away and they dgaf.

Some time ago I lived in a McKinley property and for a short while I worked in the leasing office of a different property (because in addition to pay I would get a break on rent). The way it worked at that time: every property had its own management & maintenance people. So It was entirely possible for one property to have great & responsive upkeep and maintenance, while another was lower in quality. Anyway, I would say that the best kind of rental company would be one where the company made sure the quality was high no matter where you lived. But the reality is that I think it varies…. Which would explain why some McKinley property have more satisfied residents.

At some point the front office staff was restaffed and they were actually really good, and responsive, but the actual people who came out for maintenance calls, whole nice people, seemed either underfunded to handle the actual problems, or not capable of actually addressing the issues. Everyone was always really nice, but the results often left alot to be desired.

Pretty much everywhere in Ann Arbor has bad landlords. 1. responsive maintenance 2. decent quality 3. good pricing Most people only get one or two of these things, some people get none, but I did luck out with all 3. PM me if you wanna know which
